The Real Estate Operations Manager oversees all aspects of property management, including leasing, maintenance, resident interactions, rent collection, and invoice processing.

KEY RESPONSIBILITIES

  • Respond promptly and professionally to inquiries from residents and staff
  • Maintain strong relationships with residents, employees, owners, and vendors
  • Supervise and mentor property staff
  • Prepare and manage budgets as necessary (operating expenses, capital budgets, capital expenditures)
  • Generate monthly reports, lease summaries, and data collection
  • Ensure accurate invoice coding and approve payments
  • Review all lease agreements
  • Coordinate collection efforts for overdue rent
  • Manage resident improvements, move-ins, and move-outs
  • Achieve occupancy targets
  • Market the property in accordance with Fair Housing regulations and the Resident Selection Plan
  • Oversee all property inspections (Investor, HUD, State Agency, etc.)
  • Address after-hours emergencies as necessary (maintenance handles most calls)
  • Ensure compliance with Affordable Housing Programs
  • Process move-ins and re-certification files, including income and asset verification
  • Demonstrate and uphold the values of Oakbrook Corporation
  • Perform other duties as assigned

QUALIFICATIONS

  • High school diploma or GED required; Associate's or Bachelor's degree preferred
  • Supervisory experience is essential
  • Experience in residential property management or a related field
  • Familiarity with Affordable Housing regulations
  • Exceptional interpersonal and communication skills
  • Physically capable of conducting regular property inspections, with or without accommodations
  • Proficient in software applications (MRI, VMS) and computer skills
  • Must hold a valid driver's license
