Position Summary: The role of the New Home Consultant involves facilitating home sales by showcasing product features, designs, and advantages to prospective buyers. This position leverages sales strategies, adheres to company protocols, and utilizes knowledge of assigned communities to meet organizational objectives and ensure customer satisfaction.
Key Responsibilities:
- Drive sales initiatives by employing corporate marketing resources, model homes, local connections, and realtor partnerships. Conduct community tours and promote the neighborhood through participation in local events.
- Act as a trusted advisor and primary contact for home buyers from the initial consultation through to the closing process, adapting to the varying phases of the sales journey.
- Conduct tours and showcase model homes effectively.
- Generate enthusiasm by accurately identifying the needs of potential buyers and aligning them with suitable solutions.
- Instill confidence in buyers by articulating the benefits of M/I Homes, including:
- Company history and culture

- Customized financing options
- Competitive advantages of the division
- Analyze competitor offerings and visit similar operations within the same geographical regions.
- Engage with realtors to expand networking opportunities.
- Participate actively in division meetings.
- Maintain buyer engagement by utilizing effective listening and negotiation skills to address objections and provide tailored alternatives.
- Ensure a smooth home building experience by maintaining open communication with buyers throughout the construction process. Coordinate with internal teams as necessary and participate in key events such as Buyer Builder Conferences.
- Oversee community aesthetics by regularly inspecting the area for signage and maintenance of homes.
- Collaborate with construction teams to address any issues related to home status.
- Resolve customer concerns promptly and effectively, ensuring fair treatment and clear communication of outcomes.
- Enhance information flow by proficiently using company systems, including CFT (Pivotal) and email.
- Support superior customer service by guiding and mentoring associates in their workflow.
Qualifications:
All New Home Consultants are required to have a personal mobile device for business communication and adhere to company guidelines regarding customer and internal communications.
Education and Experience:
A minimum of an Associate's degree or equivalent specialized training from a two-year college or technical institution, combined with relevant coursework in sales and marketing techniques, along with one to five years of related experience.
Skills and Competencies:
Ability to interpret and analyze information related to sales techniques and potential buyer concerns. A self-motivated individual with a persuasive, enthusiastic demeanor and strong customer service orientation, possessing excellent negotiation and organizational skills. Outstanding verbal and written communication abilities are essential for interacting with diverse stakeholders. Strong decision-making and problem-solving skills are necessary to navigate challenges effectively.
Upon request, the consultant must obtain and maintain any necessary state or local licenses relevant to the role.
