Overview

As a vital member of our community, the Caretaker III plays a crucial role in ensuring high standards of cleanliness and resident satisfaction. This position is primarily responsible for maintaining the aesthetic appeal of both interior and exterior common areas, as well as assisting with leasing tasks as directed by the Property Manager.

Key Responsibilities
  • Ensure cleanliness and organization of lobbies, office spaces, elevators, entryways, and hallways, including tasks such as window washing, dusting light fixtures, and vacuuming carpets.
  • Support leasing activities by conducting property tours, completing necessary paperwork, and handling various administrative tasks.
  • Assist in marketing and advertising initiatives for the property.
  • Facilitate lease renewals, conduct inspections, and maintain communication with residents.
  • Keep laundry and storage areas immaculate, including regular maintenance of washers and dryers.
  • Replace light bulbs in common areas as needed.
  • Prepare vacant apartments for new residents in a timely manner.
  • Manage waste disposal by emptying trash receptacles and ensuring grounds are free of litter.
  • Clear sidewalks during winter months and apply salt to prevent ice accumulation.
  • Perform necessary repairs to enhance the overall quality of the property.
  • Oversee the care, maintenance, and inventory of all property supplies and equipment.
  • Address heavy cleaning tasks as requested.
  • Report any resident or safety concerns to the supervisor.
  • Complete required paperwork accurately, including service requests and timesheets.
  • Wear provided uniforms during work hours.
  • Engage positively with residents to foster high levels of satisfaction.
  • Exhibit professionalism and integrity as a representative of the community.
  • Contribute to the cleanliness and visual appeal of the property.
  • Adhere to all Fair Housing regulations.
  • Comply with OSHA standards and company safety policies at all times.
  • Perform additional duties as assigned by the Property Manager.
Qualifications
  • Ability to perform essential job functions with or without reasonable accommodations.
  • Proficient in understanding and communicating written and verbal instructions.
  • Dependable attendance and punctuality are essential to meet the needs of residents and vendors.
  • Willingness to work nights and weekends as required.
  • Availability for overtime as needed.
  • On-call availability is required.
  • Must be present on the last and first day of the month for unit turnovers.
  • Exceptional customer service skills.
  • Strong organizational skills with keen attention to detail.
  • Able to work independently with effective time management abilities.
Education and Experience
  • High School Diploma or GED Equivalent.
  • Preferred prior experience in housekeeping, caretaking, or janitorial roles.
  • Fluency in English, both verbal and written.
Tools and Equipment

The tools and equipment utilized in this role typically include cleaning products and equipment such as vacuum cleaners, brooms, and mops. Additionally, snow removal tools like shovels or snow blowers may be used as necessary.

Physical Requirements

While performing the duties of this position, the employee is regularly required to sit, stoop, kneel, climb stairs, lift, push, or pull objects weighing up to 50 pounds, and communicate effectively. Frequent walking, standing, and use of hands are also required. Specific vision abilities necessary for this role include close vision, distance vision, and depth perception.
