Position Overview

The MEP Preconstruction Manager is pivotal in overseeing the bidding process for construction projects, specifically managing the mechanical, electrical, plumbing, and fire protection scopes during the preconstruction phase. This role involves estimating, subcontractor selection, and procurement, contributing significantly to departmental initiatives and enhancements.

Key Responsibilities

  • Prepare mechanical estimates for projects ranging from $1 million to $500 million across various sectors.
  • Establish and nurture relationships with mechanical subcontractors nationally.
  • Conduct site visits to assess project requirements.
  • Perform minor take-offs for the mechanical components of projects.
  • Estimate costs for mechanical work at any design phase, from conceptual to construction documents.
  • Provide insights on HVAC system selections and value engineering opportunities.
  • Assist in the development and maintenance of mechanical unit cost data.
  • Create detailed scopes of work for mechanical subcontractors.
  • Review and analyze subcontractor bids, ensuring accuracy and completeness.
  • Coordinate estimating efforts with the preconstruction team and internal stakeholders.
  • Engage in client presentations to communicate project details.
  • Support preconstruction scheduling for mechanical work.
  • Specify and assist in the procurement of mechanical equipment.

Qualifications

  • Bachelor's Degree in Engineering or a related field is preferred.
  • A minimum of seven years of experience in MEP estimating or Design/Build environments.
  • Proficient in reading and interpreting mechanical drawings and BIM models.
  • Strong understanding of complex mechanical systems, pricing, and scheduling.
  • Ability to assess renovation projects and define scope and solutions.
  • Self-motivated, diligent, and a collaborative team player.
  • Familiarity with estimating and quantity takeoff software.
  • Advanced computer skills.
  • In-depth knowledge of construction materials, systems, market conditions, and trade practices.
  • A passion for mentoring and developing junior preconstruction team members.
