Position Overview

The MEP Preconstruction Manager is responsible for overseeing and facilitating the bidding process for construction projects by managing the mechanical, electrical, plumbing, and fire protection scopes during the preconstruction phase. This role includes estimating, subcontractor selection, and procurement, and is pivotal in driving departmental initiatives and enhancements.

Key Responsibilities

  • Prepare mechanical estimates for projects ranging from $1 million to $500 million in various sectors.
  • Establish and nurture relationships with mechanical subcontractors nationwide.
  • Conduct site visits to assess project requirements.
  • Perform minor take-offs for the mechanical aspects of projects.
  • Estimate costs for mechanical work across all design phases, from conceptual to construction documents.
  • Provide insights on HVAC system selections and value engineering options.
  • Assist in the development and maintenance of mechanical unit cost data.
  • Create detailed scopes of work for mechanical subcontractors.
  • Review subcontractor bids, validate scope of work, and prepare bid tabulations.
  • Coordinate estimating efforts with the preconstruction team and internal stakeholders.
  • Engage in client presentations.
  • Support scheduling for mechanical work during the preconstruction phase.
  • Specify and assist in the procurement of mechanical equipment.

Qualifications

  • Bachelor's Degree in Engineering or a related field is preferred.
  • A minimum of seven years of experience in MEP estimating or Design/Build within a construction or mechanical firm.
  • Proficient in reading and interpreting mechanical drawings and BIM models.
  • Comprehensive understanding of complex mechanical systems, pricing, and scheduling.
  • Ability to assess renovation projects and determine the scope of work.
  • Self-motivated, diligent, and a collaborative team player.
  • Familiarity with estimating and quantity takeoff software.
  • Strong computer proficiency.
  • In-depth knowledge of building construction, materials, systems, market conditions, and trade practices.
  • A passion for mentoring and leading junior preconstruction team members.
