Job Title: Regional Manager

RangeWater Real Estate is seeking a highly skilled and experienced Regional Manager to join our team. As a Regional Manager, you will be responsible for overseeing the performance of a portfolio of properties, ensuring that they meet the established operational, financial, and business performance goals.

Key Responsibilities:
  • Develop and implement annual budgets for the properties in your portfolio, analyzing financial statements and reconciling monthly statements against approved budgets.
  • Ensure that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans.
  • Provide leadership to the team of community managers, interviewing, hiring, and training team members, and managing their performance in accordance with Company policies, values, and business practices.
  • Promote client satisfaction and retention through timely reporting and on-going communication about the performance of the properties and respond quickly and with urgency to client/owner concerns, questions, issues, and requests.
  • Review, analyze, and interpret market data to identify emerging trends that may impact the performance of the portfolio, and work with the community managers and others to develop and implement market plans that drive occupancy and revenue growth.
Requirements:
  • High school diploma required; college degree in business, finance, marketing, or related field preferred.
  • Industry certifications (e.g. CPM, CAPS, CAM, etc.) also preferred.
  • First-hand, seasoned experience in multi-site property management and residential property operations, including all facets of managing the physical, operational, financial, and customer service performance of a wide variety of asset types under varying market conditions.
  • Employment history that demonstrates the application and usage of a sales, marketing, and customer service background sufficient to resolve customer complaints and issues, complete financial and other reports and documents, increase sales revenues, and manage spending.

While performing the duties of this job, the employee is regularly required to use hands to finger, type, handle, or feel and talk or hear. The employee is frequently required to stand; walk; reach with hands and arms, and climb, stoop, or squat. The employee is intermittently required to sit. Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily. Must be able to view computer screens and other electronic equipment for extended periods of time where visual strain may result.

Regular and routine travel is required to supervise communities, attend business meetings and training classes, or participate in other situations for the accomplishment of some or all of the daily responsibilities of this position.
