POSITION SUMMARY

The Project Manager is accountable for the timeline, budget, and quality of assigned Mission Critical/Data Center projects. This role encompasses the planning and coordination of all facets of the construction process, including procurement of materials and equipment, subcontractor engagement, implementation of cost control strategies, and reporting on project progress.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Key responsibilities include:

  • Effectively manage the overall project flow from initiation to completion.
  • Oversee project budget (ensure accuracy of estimates, implement necessary adjustments, assign phases and cost codes).
  • Develop a schedule of values (collaborate with general contractors on phases/cost codes, facilitate job billings).
  • Assess and quantify cost/schedule impacts (review daily logs from field supervision, evaluate and price impacts).
  • Negotiate change orders (provide documentation/responses to general contractors, secure optimal rates for the company) and follow company protocols for document management.
  • Conduct inspections or reviews to ensure compliance with building codes, safety regulations, and environmental standards.
  • Manage subcontractor responsibilities (create Requests for Proposal, conduct bid leveling, interview subcontractors, issue subcontract requests).
  • Oversee significant purchases (develop Requests for Proposal, conduct bid leveling, interview suppliers, issue purchase orders, track shipments and confirm delivery dates).
  • Supervise monthly billing processes (complete billing forms and provide percentage completion for month-end, offer documentation/responses to general contractors).
  • Present monthly cost forecasts during Work in Progress meetings (conduct site walkthroughs, analyze cost reports, project future expenses, and report job status).
  • Identify and resolve project-related issues (analyze cost reports to identify performance trends and address issues with relevant parties).
  • Define team roles and responsibilities, providing coaching and feedback as necessary.
  • Ensure compliance with company health and safety protocols (communicate with site safety personnel, report issues to corporate safety leadership).
  • Participate in project meetings (organize project kick-off meetings, attend internal meetings, and engage with stakeholders).
  • Assist the accounting department with monthly billing and collections, following up on outstanding balances.
  • Collaborate with vendors, subcontractors, and field personnel to provide operational documentation, as-built drawings, and resolve outstanding issues.

QUALIFICATIONS

To excel in this role, candidates must meet the following qualifications:

  • 7+ years of project management experience in the electrical sector, including a minimum of 2 years on Mission Critical/Data Center projects.
  • Bachelor's degree in construction management, electrical engineering, or a related field.
  • Comprehensive understanding of electrical construction and materials.
  • Experience in preparing and presenting monthly cost forecasts for Work in Progress meetings.
  • Proficiency in Accubid estimating software.
  • Strong skills in MS Excel, MS Word, MS Project, Bluebeam, Procore, and ACC.
  • Exceptional communication and negotiation abilities.
  • Excellent organizational and time management skills.
  • Ability to make informed decisions and deliver accurate results promptly.
  • Hands-on management style.
  • Ability to inspire and motivate team members while effectively influencing outcomes.
  • Capability to monitor and analyze information and solve problems strategically and tactically.

SUPERVISORY RESPONSIBILITIES

The Project Manager will supervise project coordinators, project engineers, assistant project managers, labor superintendents, and general foremen.

LANGUAGE SKILLS

Must possess the ability to communicate effectively in English and collaborate with various levels of employees, executive leadership, and clients.

PHYSICAL DEMANDS

The physical demands required for this role include regular sitting, seeing, talking, and hearing. The employee must frequently use hands to handle objects and tools, walk on uneven surfaces, and perform physical tasks such as climbing or balancing.

Employees must be able to lift and/or move up to 10 pounds regularly and occasionally lift and/or move up to 25 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

WORK ENVIRONMENT

The work environment may involve exposure to fumes, airborne particles, moving mechanical parts, and vibration. Employees may encounter various extreme conditions at construction sites, including weather and noise.

Typical working hours are Monday to Friday during standard business hours, with field site hours from 7 AM to 4 PM. However, extended hours may be required as deadlines approach, including some weekend work.

This position will involve travel between offices and Data Center locations.
