Essential Duties and Responsibilities:

  • Ensure the physical condition of new rental units meets our company standards.
  • Perform minor repairs and maintenance tasks, including tile installation, drywall repairs, and painting.
  • Patch, repair, or replace carpet as necessary.
  • Assist the maintenance team as needed.
  • Stay organized and effectively communicate updates on progress to the Service Manager.
  • Be aware of the property's condition at all times and take immediate action to correct any unsafe conditions.
  • Schedule and perform routine preventive maintenance on equipment as directed by the Community Manager or Service Manager.
  • Diagnose and perform minor or routine maintenance or repair tasks as directed.
  • Remove and transfer appliances and equipment from storage to apartments (or vice versa) as circumstances warrant.

Requirements for Success:

  • A clear understanding of business concepts, processes, and strategic thinking principles.
  • Ability to access all apartment homes and community areas to show homes to potential residents and inspect community standards.
  • Ability to visually inspect apartment homes, grounds, and other community aspects to ensure standards are met.
  • Ability to speak, listen, read, and write English with sufficient proficiency to maintain a safe environment at all times.
  • Knowledge of maintenance, including carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing, and waxing, as well as the use of power tools.
  • Must provide own tools where applicable.
  • 1-3 years of experience in Property Management.
  • HVAC certification preferred.
  • High School Diploma or GED required.
