On-site Community Director

We are seeking an experienced On-site Community Manager to join our team in Los Angeles, CA. As a key member of our property management team, you will be responsible for the overall operations of our community, ensuring a well-managed and maintained environment for our residents.
Key Responsibilities- Supervise and train site staff, ensuring they have the necessary skills and knowledge to perform their duties effectively.
- Identify and engage with contractors, defining scope of work and obtaining necessary bids.
- Conduct regular property inspections to maintain curb appeal and assess maintenance issues.
- Oversee the maintenance program, including supervision, inspections, and monitoring work orders.
- Address resident concerns, including property repairs, neighbor disagreements, and renewal agreements.
- Prepare annual budgets, monthly variance reports, and process invoices.
- Process rent collections, prepare deposits, and submit invoices for payment.
- Create a positive company culture and provide daily/weekly/monthly reports as required by the Regional Manager.
- Promptly report property liability claims, employee worker's compensation claims, and property loss claims according to company policy.
- Approve payroll for all staff members, including commissions and bonuses when applicable.
- Advocate Risk Management initiatives for employee safety.
- 2+ years of supervisory experience.
- HUD experience.
- Clear understanding of General Ledgers and budgeting.
- Clear grasp of federal fair housing laws and applicable local housing provisions.
- Proficient in reading and writing English.
- Ability to work effectively with common Microsoft software applications.
- Exceptional customer service abilities.
- Ability to empathize with residents and staff while enforcing community rules and policies.
- Excellent problem-solving, listening, and reasoning skills.
