Key ResponsibilitiesPrimary duties include:
- Reporting directly to the project superintendent.
- Overseeing daily maintenance tasks, completing work orders, and tracking progress using management software, while keeping the property manager informed.
- Traveling to multiple sites to perform light plumbing, electrical, and carpentry tasks in both residential units and common areas.
- Communicating objectives and expectations to the maintenance staff to ensure buildings are maintained to a high standard.
- Executing emergency repairs in designated buildings as needed.
- Inspecting units for damages during move-outs or after maintenance work, ensuring compliance with housing quality standards.
- Supervising contractor work on-site, providing input to the superintendent and facilities manager regarding vendor needs.
- Coordinating access for city and state inspectors, contractors, and management to various building areas.
- Managing and restocking inventory of maintenance supplies, tools, and equipment.
- Participating in required meetings and implementing company initiatives in the field.
Successful candidates will possess:
- A minimum of 3 years of experience in building maintenance.
- Strong written and verbal communication skills.
- Excellent organizational abilities, with a proven track record of meeting multiple deadlines.
- Intermediate knowledge in plumbing, steam heating systems, light electrical work, and carpentry.
- Basic familiarity with various building system components, such as elevators, sprinkler systems, HVAC systems, and sewer lines (certifications preferred).
- OSHA 30 certification is preferred.
Job Type: Full-time
Salary: $44,000 - $48,000
Additional InformationCompensation:
- Performance bonuses.
