Key Responsibilities
  • Supervise and coordinate all maintenance operations, including curb appeal, timely work request service, and quality turnover/make-ready schedules.
  • Organize and manage inventory control and ordering for the property, ensuring cost-effective solutions.
  • Assure all service requests are completed daily, and generate and manage an effective on-call schedule.
  • Lead Punch List for vacated units, ensuring units are move-in ready according to company standards.
  • Obtain bids and negotiate prices with vendors and contractors, and manage and maintain all contracts and warranties.
  • Provide ongoing training and leadership to Maintenance staff, and maintain confidentiality and exercise quick and accurate judgment.
Requirements
  • Minimum 3-5 years of experience in property maintenance, with a high school diploma or equivalent (BA preferred).
  • Excellent verbal and written communication skills, with the ability to exercise quick and accurate judgment and maintain confidentiality.
  • Effective conflict resolution and customer service skills, with the ability to prioritize numerous requests and incoming information.
  • Working knowledge of Yardi or other property management software, and a current driver's license with proof of automobile insurance.
