Job Summary

We are seeking a highly skilled and experienced Chief Building Engineer to join our team at Spectrum Management. The successful candidate will be responsible for overseeing the maintenance and operation of our building systems, ensuring the safe and efficient operation of our facilities.

Key Responsibilities
  • Perform troubleshooting, repair, and preventative maintenance of energy management and electrical systems.
  • Monitor facility operating systems using available Building Automation Systems.
  • Conduct regular tours of the building to observe and correct system operations.
  • Supervise and direct building engineering and maintenance staff.
  • Maintain mechanical and electrical rooms and associated equipment in a clean and orderly condition.
  • Execute testing of life safety systems, emergency power systems, water treatment, elevators, and other systems as required.
  • Develop and implement a quality assurance program to direct and control quality, training, safety, and continuous quality improvement.
  • Identify areas of possible process failures and initiate corrective action and long-term solutions.
  • Operate, monitor, maintain, and repair the facility's HVAC, steam, chilled water, sanitary-domestic water systems.
  • Address current environmental issues and concerns relating to indoor air quality, underground storage tanks, lead, radon, asbestos, and Legionella prevention.
  • Perform variable air volume box repair and preventative maintenance.
  • HVAC unit troubleshooting, repairs, minor air and water balancing, refrigerant recovery using refrigerant gauges, refrigerant system troubleshooting.
  • Perform quality control inspections of all systems.
  • Perform preventative maintenance and service calls as required during shift.
  • Act as senior representative at the building during respective after-hours shift.
  • Cross-train to operate and maintain one or more systems that provide the facility's heat, air-conditioning, refrigeration, steam, or high-temperature water and electricity.
  • Perform air volume/exhaust surveys and readings and assist with system-wide air balancing.
Requirements
  • High School Diploma or General Education Degree (GED) required.
  • Valid DC 3rd Class Engineers License Required.
  • CFC License preferred.
  • 5+ years of experience operating in a facility with similar characteristics and job functions.
  • Experience supervising an engineering/maintenance staff of three (3) or more a plus.
Competencies
  • Knowledge of pneumatic/DDC control system application and calibration, and operational requirements of HVAC systems.
  • Ability to prioritize work requests and orders according to departmental needs.
  • Ability to work well with your hands and think quickly in emergency situations.
  • Strong communication skills, both written and verbal.
  • Working understanding of Microsoft Office Suite.
  • Ability to work with large amounts of data.
  • Excellent organizational skills.
  • Excellent time management skills.
  • Ability to work independently or as part of a team.

  • Ability to exercise appropriate judgment in answering questions and releasing information; analyze and project consequences of decisions and/or recommendations.
