Affinius Capital's Rotational Program is a two-year intensive learning experience designed to provide hands-on training and exposure to multiple disciplines within the firm. The program is tailored to equip participants with a comprehensive understanding of financial concepts, financial analysis, underwriting, valuations, property and portfolio reporting, due diligence, and more.
Program StructureThe program consists of rotating through four departments, spending approximately six months in each area. The participating departments include Acquisitions, Capital Markets, Development, Asset Management, Portfolio Management, and Infrastructure. Department rotation assignments will be determined based on business and project needs.
Key Responsibilities- Evaluate potential investments, conduct financial analysis and underwriting, submit offers, negotiate purchase terms, and perform due diligence.
- Oversee the design, development, and construction of real estate properties, including preliminary transaction underwriting, market feasibility analysis, and coordination of due diligence processes.
- Ensure superior operational performance of real estate assets in the portfolio, generating strong net operating income and maintaining high occupancy levels.
- Source, underwrite, approve, and close on debt financing for assets within the portfolio, including permanent financing and construction loans.
- Manage the overall strategy of the fund, determine optimal asset allocation, and oversee cash management and distribution activities.
To be eligible for the Rotational Program, candidates must meet the following minimum qualifications:
- Pursuing or has received a Bachelor's degree in Real Estate, Finance, Economics, or a related field.
- Graduation date must be between December and May 2025.
- Excellent academic background with a cumulative GPA of 3.0 and above.
- Demonstrable interest in the commercial real estate industry and in Affinius Capital.
- Must be interested and willing to relocate to San Antonio, TX for the two-year duration of the program.
- Understanding of basic finance concepts and ability to calculate metrics such as internal rate of return and net present value/discounted cash flow.
- Computer proficiency and demonstrated experience with financial modeling in Excel.
