Position Summary:

The Field Inspector should possess a background in customer service, construction best practices, and materials procurement. This role involves inspecting properties during move-out and overseeing them throughout the project management life cycle. The Field Inspector will create detailed scopes of work and provide recommendations to investors to enhance property profitability and ensure the long-term functionality of real estate assets. A key responsibility is to evaluate all work scopes and align the appropriate contractor or trade partner to execute projects efficiently, on time, and with high quality. Collaborating within Auben's unique pod structure and alongside a seasoned team of third-party vendors, the primary objective is to deliver rental homes that meet safety and aesthetic standards, ensuring a pleasant living experience for future residents.

Educational Background:

  • High school diploma or equivalent preferred.

Key Responsibilities:

  • Conduct and oversee necessary inspections to guide properties through the project management life cycle.
  • Prepare scopes of work to ensure properties are ready for rent, along with recommendations that promote asset preservation.
  • Manage the bidding process for all turnover and renovation projects within the assigned portfolio.
  • Obtain work approvals and secure funding from investors before project initiation.
  • Oversee in-house teams and external partners to complete projects within budget and on schedule.
  • Assist in sourcing materials for all assigned projects.
  • Provide insights on construction methods, best practices, and safety protocols.
  • Collaborate with the property management team to ensure timely rental of properties, minimizing days on market.
  • Stay updated on industry trends, technologies, and operational efficiencies, implementing improvements as necessary.

Work Environment: Primarily office-based in a well-lit setting.

Equipment Utilized: Standard office equipment, including computers, fax machines, copiers, telephones, and calculators.

Mental/Physical Requirements: Regularly required to communicate verbally and listen. The role primarily involves sitting at a desk while using a computer.
