About the Role

Bartsch Management, LLC is seeking a skilled and reliable Apartment Maintenance Technician to join our team. As a key member of our maintenance team, you will be responsible for ensuring the day-to-day operations of our properties are running smoothly.

Key Responsibilities
  • Complete maintenance service requests as assigned, ensuring timely and efficient resolution of issues.
  • Perform make-ready process of vacant apartments, adhering to established standards and protocols.
  • Work within established expense limits, maintaining cost-effective operations.
  • Monitor and maintain inventory controls, ensuring optimal resource utilization.
  • Schedule and complete preventative maintenance programs, preventing equipment failures and reducing downtime.
  • Coordinate special projects as directed by the Property Manager, demonstrating flexibility and adaptability.
  • Assist in monitoring work performed by outside contractors, ensuring quality and compliance.
  • Provide 24-hour emergency maintenance service, responding promptly to resident needs.
  • Carry a pager/cell phone for on-call maintenance, ensuring prompt response to emergencies.
  • Monitor and maintain building systems, ensuring optimal performance and efficiency.
  • Perform grounds work as directed, including trash removal, curb sweeping, and landscaping maintenance.
  • Alert the Property Manager to any unusual occurrences or damage, ensuring prompt attention and resolution.
  • Complete payroll timesheets and mileage reimbursement, submitting them to the supervisor as required.
  • Maintain a professional, courteous demeanor with residents, vendors, contractors, and fellow employees.
  • Ensure safety standards are met, complying with company, local, City, State, and Federal guidelines.
  • Adhere to established company policies and procedures, as outlined in the Employee Guidebook.
Requirements
  • Strong customer service background and skills, with a focus on resident satisfaction.
  • Projection of a professional image, adhering to dress code and appearance standards.
  • Reliable transportation and a valid driver's license, with a willingness to travel between properties.
  • Basic mechanical aptitude, with a willingness to learn and adapt.
  • A positive, upbeat attitude, with a focus on teamwork and collaboration.
  • A work record of good attendance and punctuality, with a commitment to meeting deadlines.
  • Access to necessary hand tools, including a drill, channel locks, pliers, and hammer.
Experience

Two years of maintenance experience, with a focus on residential or commercial properties.
