Job Title: Asset Management Analyst

Join Expansive Workspace, the largest owner-operator of flex office buildings in the United States, as an Asset Management Analyst. This role will be responsible for developing strategies to increase financial performance at assigned properties, working with other departments and team members to execute those strategies, analyzing performance against the plan, and reporting results.

Key Responsibilities:
  • Support the Asset Management and Property Management teams in accomplishing operational goals and reporting requirements
  • Track, analyze, and report on key performance indicators (KPIs), and make recommendations to increase performance
  • Research and assess market dynamics and trends
  • Analyze and understand sales and customer data to find optimal marketing audiences
  • Establish with the Director the optimal go-to-market strategies based on customer-focused data for Student Housing properties in three separate regions and Single Bay Industrial
  • With the Director, build the right combination of online marketing to leasing process that cuts down the efforts of tenants and removes friction from the leasing process
  • Help maintain accurate property rent rolls and stacking plans
  • Collect data and manage a database on customer and space attributes for 43 properties
  • Help track rent roll changes throughout the portfolio
  • Assist with long-term leasing collections reporting
  • Use and improve existing trackers to be ahead of critical lease expirations and help the team understand the financial impact of these expirations
  • Create data analysis insights at a portfolio level on a wide range of subjects that surface as priorities (maintenance, marketing effectiveness, return on marketing spend, capital funds, TI allowances, LC costs, available space, GPR)
  • Review and analyze financial reports, provide thoughtful and timely insights
  • Populate and analyze critical asset and portfolio performance dashboards
  • Assist with forecasting revenue, expenses, and cash flow with scenario and sensitivity analyses
  • Analyze lease proposals to calculate NPV, net effective rent, and impact on cash flow
  • Perform DCF analysis and assist with periodic revaluations and IRR forecasts for properties
  • Find other creative and entrepreneurial ways to improve performance
  • Become a strong user of Yardi, HubSpot, Co-star, and other internal software systems
Requirements:
  • Advanced Microsoft Excel skills and Google Sheet skills
  • Strong financial analysis abilities with a high interest in real estate finance and investing
  • Familiarity with real estate leases and contracts
  • Understanding of online marketing and e-commerce and how to use this data and how to improve lead flow and remove friction in landing leases
  • Willing to work with and learn from a team of asset and property managers
  • A drive to consistently tackle the next priority task and grow the number of things that are being worked to provide insight and capability to the team
  • Highly resourceful with excellent written communication skills
  • Bachelor's degree or higher with relevant work experience and a demonstrable history of high achievement in academics, work, and community
  • Some experience with Yardi or pulling data from an integrated operating platform is a big plus
  • Interest in how to apply AI tools in looking at marketing and prospect data
  • Familiarity and interest in digital marketing and how to use data from digital marketing efforts
