POSITION SUMMARY

The Construction Project Coordinator is tasked with overseeing the daily operations of assigned building projects. This role involves scheduling and managing project timelines, as well as supervising the Summit Superintendent and subcontractors engaged in the project. The coordinator ensures that projects are completed on schedule, adheres to compliance plans, and meets OSHA safety regulations. Responsibilities also include managing material orders, addressing damages, and reordering supplies as necessary.

Key Responsibilities

  • Evaluate and approve bid proposals before submission to clients, identifying any shortcomings and collaborating with the Pre-Construction Manager to finalize the bidding process as needed.
  • Oversee the project post-award, approving bids and coordinating with Project Assistants to finalize Owner Contracts, Subcontractor Contracts, Purchase Orders, etc., through the Red Team system.
  • Conduct a comprehensive review of bid documents to ascertain the necessary trades for the successful completion of the project bid. Facilitate the project initiation through Red Teams.
  • Schedule and supervise the work of the Summit Superintendent and subcontractors to ensure timely project completion, including preparing project timelines for clients as required.
  • Maintain effective communication with clients, subcontractors, suppliers, vendors, superintendents, and architects throughout the construction process to guarantee timely project delivery.
  • Ensure that all necessary permits are obtained, and order materials, particularly long-lead items, locks, etc., to guarantee that the project has the required workforce and materials for completion.
  • Prepare weekly project reports for clients and assist superintendents with any inquiries or issues that may affect the project's overall success.
  • Authorize payment applications, purchase orders, subcontractor change orders, and client change orders through the Red Team system. Coordinate with the superintendent for all scheduled inspections, courtesy inspections, and final inspections to ensure timely project completion.
  • Manage the project budget, adhere to the completion schedule, and strive for cost-effective project buy-outs.
  • Review daily reports, photographs, equipment deliveries, and toolbox talks with superintendents to ensure compliance with company standards.
  • Conduct field visits as necessary and provide updates on plans and modifications made throughout the project to the superintendent.
  • Oversee the flow of paperwork through the Red Team system and ensure timely review of all close-out procedures to comply with company standards.
  • Control personal travel expenses and those of the superintendent.
  • Assist office staff with billing, close-out documentation, approvals, and project close-out throughout the project duration.

Qualifications

  • To successfully perform this role, an individual must be capable of executing each essential duty satisfactorily. The qualifications listed above represent the knowledge, skills, and abilities required.
  • A bachelor's degree is preferred; prior experience in the retail construction sector or equivalent education or experience in related job activities is required.
