Position Overview:

The Retail Property Management Specialist is responsible for overseeing the effective operation and maintenance of retail properties. This role involves ensuring that properties are well-maintained and that tenant relationships are managed effectively.

Key Responsibilities:

  • Oversees the maintenance and operational activities of assigned retail properties, ensuring they are in optimal condition through regular inspections and maintenance checks.
  • Manages the procurement process for external service contracts, including preparing proposals and supervising contractors to ensure compliance with established standards.
  • Develops and manages the annual operating budget for the properties, preparing detailed financial reports and cash flow projections to guide fiscal planning.
  • Conducts monthly reviews of financial performance, addressing any discrepancies in sales reporting with tenants to ensure compliance.
  • Responds to property emergencies outside of regular hours, maintaining communication with management and ensuring swift resolution of issues.
  • Coordinates with leasing and construction teams to facilitate tenant move-ins and monitor improvement projects, ensuring adherence to company policies.
  • Administers lease agreements and monitors billing processes, ensuring accurate rent collection and compliance with lease terms.
  • Provides leadership and guidance to maintenance staff, evaluating performance and recommending training as necessary.
  • Implements a Tenant Retention Program, fostering positive relationships with tenants through regular communication and engagement.
  • Handles eviction processes and collaborates with legal teams on property-related issues as needed.
  • Ensures security and safety protocols are followed, conducting annual inspections in line with company policies.
  • Manages risk by ensuring all tenants and contractors maintain valid insurance certificates.
  • Identifies opportunities for operational improvements, including technology enhancements, and recommends policy updates.
  • Performs additional duties as assigned.

Qualifications:

  • 3-5 years of experience in Commercial Property Management.
  • Bachelor's degree in a related field.
  • Preferred certifications include RPA (Real Property Administrator) and/or CPM (Certified Property Manager).
  • Real Estate License is a plus.

Physical Requirements:

  • Must possess a valid driver's license and have reliable transportation.
  • Ability to conduct property visits and inspections, including climbing ladders to access roofs and mechanical areas.
