What does the role entail?
Maintenance / Troubleshooting / Repair & Replacement:
Facilities & Grounds
- Conducts basic repairs on building structures including dock doors, walls, roof leaks, and flooring issues.
- Installs and repairs water supply lines utilizing various methods such as glued plastic, compression fittings, soldered copper tubing, or threaded piping.
- Troubleshoots and repairs access control systems, fencing, turnstiles, etc.
- Addresses plumbing issues including toilet fixtures, water coolers, water supplies, and sewer lines.
- Performs preventive maintenance tasks on facilities and grounds equipment as per skill level.
- Collaborates with other technicians to troubleshoot, repair, or replace building and grounds equipment or systems.
- Employs appropriate tools, materials, and techniques to execute mechanical tasks safely and effectively.
- Repairs or replaces components such as gaskets, bearings, drive belts, and couplings on support machinery (e.g., air compressors, compactors, pumps).
- Repairs conveyors and replaces belts, gearboxes, couplings, drive chains, bearings, shafts, sheaves, and sprockets.
- Repairs or replaces components on automated cranes, elevators, sorters, diverts, palletizers, packaging, and shrink wrap machinery.
- Performs preventive maintenance tasks on mechanical equipment within the facility.
- Assists senior technicians in the installation, troubleshooting, and repair of mechanical systems.
- Executes pump down, pressure discharge, and isolation procedures to ensure safety before maintenance activities.
- Repairs or replaces cylinders, directional valves, hoses, actuators, and other small powered equipment components.
- Repairs or replaces control valves, pressure sensors, switches, and other basic operating equipment components.
- Troubleshoots and replaces seals, couplings, check valves, regulators, etc., on small air compressors and hydraulic systems.
- Performs preventive maintenance tasks on hydraulic and pneumatic power systems and facility operating equipment.
- Assists senior technicians in troubleshooting and repairing complex hydraulic or pneumatic system failures.
- Cleans evaporator and condenser coils, fans, and condensate pans; drains and replaces filters on HVAC package units.
- Utilizes manifold gauges and thermometers to assess operating conditions; provides data to senior technicians for evaluation.
- Assists senior technicians in the installation, troubleshooting, and repair of HVAC units with a capacity below 30 tons.
- Performs other preventive maintenance tasks on HVAC equipment and water chillers.
- Secures local wet systems to repair water leaks, replace sprinkler heads, and switches; reports system status.
- Restores local wet systems to operational condition.
- Performs preventive maintenance tasks on dry fire suppression systems.
- Assists senior technicians in troubleshooting, repairing, or replacing failed components in fire suppression equipment.
- Repairs or replaces lighting fixtures; replaces light tubes or bulbs.
- Utilizes schematics, diagrams, or drawings to identify local power supply sources for electrically driven equipment.
- Correctly employs basic electrical testing equipment (volt meter, amp meter, multimeter, and Ohm meter) for troubleshooting tasks on AC/DC power.
- Troubleshoots, repairs, or replaces simple electrical components (fuses, breakers, switches, small motors, heaters).
- Troubleshoots, repairs, or replaces I/O devices on simple PLC-controlled systems.
- Performs preventive maintenance tasks on electric-powered and controlled equipment.
- Assists senior technicians in repairing failures in more complex electrical systems.
- Assists senior technicians in troubleshooting and repairing complex PLC or computer control systems, VFDs, etc.
- Performs fire watch duties for senior welders and preventive maintenance on welding and metalworking equipment.
- Prepares equipment and materials for welding by cutting, grinding, or heating.
- Brazes and cuts metal using an oxygen/acetylene torch.
- Makes basic equipment repairs using an electric arc welder or oxyacetylene torch.
- Adheres to company standards for hot work.
- Performs preventive maintenance tasks on welding equipment.
- Assists senior technicians with more complex repairs or fabrication requiring metalworking and welding.
Compliance:
- Adheres to standard operating procedures related to work order and parts requisition completion.
- Completes accident and incident reports in accordance with policy.
- Holds a universal AC license/certification to access refrigerant circuits.
- High school diploma
