Position Overview

The Facilities Operations Manager, reporting to the Community Manager, plays a crucial role in delivering outstanding customer service while overseeing all facets of maintenance operations within the apartment community.

Key Responsibilities

The Facilities Operations Manager serves as the technical authority for each apartment community, providing leadership and mentorship to the maintenance team. From HVAC systems to plumbing repairs and aesthetic enhancements, the Facilities Operations Manager ensures resident satisfaction across all units. In this role, you will collaborate with your team to conduct community walkthroughs, implement preventive maintenance schedules, address service requests, manage vendor relationships, and foster positive interactions with residents. You will possess in-depth knowledge of your community, guiding a team of maintenance professionals to maintain exceptional living conditions.

Core Duties:

  • Deliver exceptional service to residents
  • Plan, schedule, and execute maintenance tasks
  • Oversee, train, and develop the maintenance staff
  • Communicate tasks to the maintenance team and track progress to ensure timely completion
  • Conduct inspections and manage the apartment readiness process
  • Assess, prioritize, and fulfill service requests related to appliances, plumbing, HVAC, electrical systems, etc.
  • Maintain accurate records of service requests, preventive maintenance, and unit readiness in property management software
  • Assist with landscaping, pool upkeep, housekeeping, notice distribution, and other duties as required
Qualifications:
  • Minimum of 3 years of experience in Multi-Family Property Management
  • Experience in a supervisory role
  • Willingness to work a flexible schedule, including weekends
  • Participate in rotating on-call duties for after-hours emergencies
  • Proficient in computer applications, including Microsoft Office Suite and property management software
  • Demonstrated success in a performance-oriented environment.
