This is a key position within our organization, leading the on-site team at our multifamily building to success. The Property Manager is responsible for driving the team to achieve financial goals, ensuring compliance with legal obligations, maintaining the building's condition, and providing exceptional service to residents and tenants.
Key Responsibilities- Manage the property in its entirety, including leading the on-site team members, and acting as an expert on all aspects of the building, including financial matters.
- Execute the property strategy and business plan, working with senior leaders to develop action items to achieve property success.
- Lead recruiting and employee onboarding efforts for the on-site team, manage, train, and counsel staff effectively, and work with senior leaders for succession planning as needed.
- Lead the leasing program, including resident retention and renewal to maintain maximum occupancy, coach, lead, train, and motivate the leasing professional to success, oversee daily leasing paperwork, and assign and proof all leasing paperwork.
- Manage the financial performance of the asset, including actual-to-budget performance for occupancy, rent growth, retention, expenses, and NOI, accurately and succinctly communicate any projected or forecasted changes needed, and present as needed during senior leadership meetings.
- Advise and execute marketing efforts for the property, including researching competitive properties and local market trends.
- Oversee resident relations, including resident communication, ensuring residents' needs are exceeded, and an exceptional experience is delivered at all times, manage and monitor resident reviews, and achieve goals for resident satisfaction and review scores.
- Maintain an impeccable building at all times, work with the Maintenance team to ensure the property stays in good working order, monitor apartment turns and repair requests, plan, budget, and execute capital improvement projects as needed, and perform frequent property walks, including producing action item lists and ensuring all items are completed.
- Ensure compliance with company policies, procedures, including local, state, and federal regulations.
- Complete weekly, monthly, and quarterly reporting requirements, including financial reports, leasing reports, budget reporting, capital improvement reports, and resident satisfaction reports.
- Ability to read and write English, follow verbal instructions, and use simple math.
- 35 years of related experience required; 2 years in a supervisory role required; experience acting as a direct supervisor to a team required.
- High School Diploma or Equivalent.
- Bachelor's degree Preferred.
- CAM/CPM certification.
- Leasing experience.
- Familiarity with software programs used in this job preferred (i.e. Funnel, Zillow, Jonah Systems, Digible, Engrain, MRI, Entrada, YARDI, etc.).
