Job Overview

Position Available – Assistant Property Manager

Macon Housing Authority is in search of a motivated and career-oriented individual to take on the role of Assistant Property Manager for a community focused on affordable housing. This position plays a vital role in supporting the daily operations of a multi-family housing establishment, reporting directly to the Senior Property Manager.

Key Responsibilities

  • Assist in essential business operations, including leasing activities, occupancy management, resident engagement, marketing strategies, maintenance coordination, budgeting processes, rent collection, social services, and administrative tasks.
  • Conduct various property management duties, such as showcasing available apartments to potential residents, aiding in the move-in and move-out procedures, granting rent extensions, and performing home visits.
  • Manage rent and fee collection from tenants; issue receipts and prepare documentation; balance daily cash reports; prepare bank deposits and necessary support documents; follow up on overdue rent payments.
  • Respond to phone inquiries in a professional manner, taking appropriate actions whether the caller is a prospective resident, current tenant, team member, or vendor.
  • Assist residents with routine issues and provide limited guidance.
  • Process resident service requests thoroughly and accurately; route requests to maintenance for prompt action; conduct follow-ups with residents.

Qualifications/Requirements

  • High school diploma or equivalent (GED)
  • Minimum of 2 years of experience in multi-family housing management
  • Strong verbal communication skills
  • Proficient in computer applications including Microsoft Outlook, Excel, and Word
  • Demonstrated strong work ethic and eagerness to learn
  • Professional demeanor
  • Valid driver's license, proof of auto insurance, and a satisfactory driving record

Preferred Skills

  • Attention to detail
  • Ability to effectively communicate with diverse populations, including those with special needs
  • Experience with Low-Income Housing Tax Credit (LIHTC), Project-Based Rental Assistance (PBRA), and HOME programs
  • Familiarity with Yardi software
  • Professional interaction with vendors, residents, and colleagues
  • Adaptability to change and capability to manage multiple tasks in a dynamic environment
  • Professional appearance
  • Willingness to take initiative and lead in the absence of the manager

Compensation Starting salary based on experience: $19.00
