CMMS Technician Job Description

The CMMS Technician plays a vital role in managing our state-of-the-art facilities. This position is responsible for managing work orders, maintenance plans, and building asset management. The CMMS Technician is the subject matter expert for the system, ensuring that other users are trained, KPIs are created and reported on, and the CMMS database is maintained.

Key Responsibilities:
  • Manage CMMS as the Subject Matter Expert
  • Manage work orders in the system, ensuring proper creation, planning, update, and closure
  • Manage Preventative Maintenance schedules
  • Manage vendors and coordinate work with vendors and contractors
  • Maintain the asset database in the CMMS
  • Spare parts inventory management
  • Coach and educate staff on the CMMS function and best practices for performing tasks
  • CMMS problem solving and issue escalation to Technology team or vendor
  • Assist with tracking maintenance performance using Key Performance Indicators (KPIs)
  • Generate reports in the CMMS
  • Continuous improvement of CMMS, including spare parts inventory management
Qualifications:
  • Associates degree in Engineering, Technology, Business Administration, or similar
  • Minimum of 3 years of experience with IWMS, CMMS, or related systems
  • Minimum of 3 years of experience with planning, coordinating, and auditing overall facilities/maintenance activities
  • Working knowledge of Building Maintenance systems is desirable
  • Strong proficiency with productivity software, such as Microsoft Office and Google Workspace
  • Good communication skills
  • Good analytical skills
  • Attention to detail
