Role Overview for Procurement Manager:
The Procurement Manager plays a pivotal role in developing, negotiating, and implementing sourcing agreements for specific expenditure categories.
Key Responsibilities:
- Ensure adherence to procurement policies and procedures during bidding processes.
- Identify and collaborate with top-tier trade partners to fulfill manufacturing requirements.
- Drive continuous improvement among trade partners in quality, cost, service, and delivery performance.
- Analyze material supply chains for specific categories and devise sourcing strategies to enhance efficiency.
- Maintain a comprehensive understanding of industry trends relevant to major sourcing categories.
- Conduct cost analysis and research for proposed design ideas to recommend cost reduction strategies.
- Facilitate value-engineering discussions with trade partners and internal stakeholders.
- Review budgets and take-offs for new plans, documenting cost variables.
- Proactively communicate with relevant associates across divisions.
- Benchmark best practices in sourcing and supply management.
- Develop and utilize should-cost models for specific categories and related construction services.
- Negotiate pricing and validate the legitimacy of extra purchase orders (EPOs).
- Monitor and analyze trends in EPOs to identify cost-saving opportunities.
- Streamline the subcontractor base to ensure quality and reliability.
- Gather market research from trade partners to inform future specifications.
- Maintain active communication with suppliers and trade partners.
- High School Diploma or equivalent required; college degree preferred.
- A minimum of 3 years of experience in a procurement management role, ideally within a national homebuilding context.
- Exceptional analytical and communication skills.
- In-depth knowledge of the residential construction industry.
- Strong financial acumen and project management expertise.
- Ability to create and utilize should-cost models.
- Proficient negotiation and influencing skills.
- Computer literacy, particularly with JD Edwards, Buzzsaw, BuildPro, and Excel.
- Ability to manage multiple detailed tasks under tight deadlines.
- Demonstrated work ethic, integrity, and loyalty.
- A collaborative team player who thrives under pressure.
Contact and Collaboration:
Engage daily with various division personnel, external agencies, business partners, and consultants.
Physical Requirements:
This role primarily involves sedentary office work, with occasional requirements to bend, stoop, reach, lift, and carry office supplies weighing up to 25 pounds. Finger dexterity is necessary for operating computer equipment.
