We are seeking a highly skilled and experienced Assistant Property Manager to join our team at Apartment Management Consultants. As an Assistant Property Manager, you will play a key role in supporting the Community Manager in overseeing and managing the financial and operational facets of our communities.
Key Responsibilities- Oversee file management and run assigned reports to ensure accurate and timely data entry.
- Utilize excellent customer service and sales techniques to ensure an efficient and courteous response to all resident requests.
- Collect all monies due and oversee audit evictions, potential skips, and move-outs by walking units to evaluate occupancy.
- Communicate with outside legal counsel during the eviction process to ensure compliance with all applicable laws and regulations.
- Finalize move in/out and renewals files and enter data into property management software to ensure accurate and up-to-date records.
- Oversee resident renters insurance procedure to ensure compliance with all applicable laws and regulations.
- Collect deposits and process future residents' applications to ensure timely and accurate processing.
- Ensure the model/target apartments are ready for show and maintain a clean workspace to showcase our properties in the best possible light.
- Maintain a thorough knowledge of lease terms, unit specifications, availability, current market conditions, and all company and community policies to ensure accurate and informed decision-making.
- Maintain contact with all apartment locator services and local businesses to provide informational material and promote our properties.
- Shop surrounding or competing properties and conduct outreach marketing to stay informed about market trends and competitor activity.
- Develop and maintain on-going resident retention programs to ensure high levels of resident satisfaction and retention.
- Report unusual or extraordinary circumstances regarding the property or residents to ensure prompt and effective resolution.
- Maintain a professional appearance and conduct at all times to reflect positively on Apartment Management Consultants.
- Customer service experience with a proven track record of providing excellent service to residents and clients.
- 6 months experience in the property management industry, with a strong understanding of property management principles and practices.
- Strong communication skills, both written and verbal, to effectively communicate with residents, clients, and colleagues.
- The ability to remain professional and courteous in a fast-paced working environment, with a strong attention to detail and organizational skills.
