Job Title: Construction Project Coordinator

About the Role:

The Construction Project Coordinator is a key member of our team at Stream Realty, responsible for supporting the Construction Managers and Regional Directors. This role provides administrative leadership of the development process from due diligence to warranty administration.

Your Impact:

  1. Process and administer all restaurant project invoices, ensuring accuracy and timely delivery and receipt.
  2. Maintain accuracy in current system program data and Workday for all contracts and invoices.
  3. Audit all general contractor pay applications in QPT and recommend for approval.
  4. Coordinate payment of all general contractor reimbursable pay applications in concert with developer draw request schedules and GC AIA payment terms.
  5. Collect, track, and make all developer reimbursable draw requests to the accounting team and coordinate all developer requirements.
  6. Maintain all CAPEX Net Cash Forecasts in QPT, audit, and close out all CAPEX projects.
  7. Support landlord estoppel requests and miscellaneous landlord requests for information.
  8. Provide information, support, or completion of various documents as needed, including utility applications, licenses, and permits.
  9. Support construction managers leading up to and during new restaurant opening turnover process.
  10. Schedule development turnovers with vendors and development team resources.
  11. Coordinate and deliver turnover documents for restaurant delivery.
  12. Complete additional tasks as necessary.

Requirements:

  • 2+ years of experience in development, construction, or real estate (restaurant experience a plus).
  • Able to work with web-based systems and quickly learn new systems and processes.
  • Detail-oriented, organized, and able to manage multiple priorities that may be constantly changing.
  • Strong decision-making capabilities and able to deliver within tight deadlines.
  • Self-driven, flexible, and highly energetic with strong analytical, written, and verbal communication skills.
  • Ability to work effectively and efficiently both independently and collaboratively.
  • Basic understanding of construction processes, plan sets, permitting, etc.
  • Microsoft Proficient/Master: Excel, PowerPoint, and Word.
  • Able to work at the Dallas Restaurant Support Office located in Plano, TX.
