Senior Project Accountant

Position Overview: The Senior Project Accountant plays a crucial role in ensuring precise and timely financial reporting for designated operational properties. Key responsibilities encompass the month-end closing processes for specific business units, monthly account reconciliations, and the calculation of operating expenses per tenant. This role also involves reviewing accounts payable for accuracy and supporting the property management and accounting teams with various financial initiatives as required.

Core Responsibilities:
  • Meticulously document income, expenditures, and variations in assets and liabilities on a monthly basis.
  • Continuously update projected cash flow forecasts throughout the fiscal year.
  • Record the company's share of partnership income monthly, ensuring the accuracy of Equity Pick-Up Business Units.
  • Guarantee that inter-company balances are reconciled and settled promptly.
  • Provide assistance to the Assistant Controller, Retail Division, and Asset and Property Managers, particularly with variance analysis and accounts receivable challenges.
  • Support the property manager in the annual budgeting process alongside Asset and Property Managers.
  • Collaborate with property management on quarterly forecasts for assigned properties.
  • Review and compute monthly CAM/TAX/INS calculations, ensuring adherence to lease agreements.
  • Reconcile all balance sheet accounts and relevant income statement accounts to maintain accuracy.
  • Timely record reconciling items and prepare supporting schedules for each account.
  • Calculate depreciation and amortization as necessary.
  • Review monthly bank statement reconciliations and promptly address any reconciling items.
  • Examine annual correspondence sent to tenants regarding the upcoming year's base rental and estimated CAM/TAX/INS amounts, ensuring correct figures are reflected in the accounts receivable system.
  • Ensure timely payment of leasing commissions, tenant allowances, taxes, insurance, and other related expenses.
  • Prepare monthly draws for construction loans as required.

Essential Qualifications:
  • Demonstrated initiative in undertaking projects that enhance the accounting department or serve other stakeholders.
  • Exhibit leadership qualities among colleagues.
  • Possess strong organizational, concise, detail-oriented, flexible, and efficient work habits.
  • Excellent communication and interpersonal skills are essential.
  • Strong listening skills and a service-oriented mindset are required.
  • Ability to work outside standard business hours when necessary.
  • A minimum of 4 years of corporate accounting experience along with a bachelor's degree in Accounting is required.
  • Experience in Real Estate is necessary, with a preference for retail real estate experience.
  • Familiarity with JD Edwards and MRI software is preferred.
