Property Manager - Retail Real Estate

We are seeking an experienced Property Manager to oversee the management of multiple retail properties, ensuring operational efficiency, tenant satisfaction, and property performance.

Key Responsibilities:

  • Lease Management: Review leases to ensure compliance and maintain strong tenant relations to ensure high occupancy and tenant satisfaction.
  • Retail Property Oversight: Oversee day-to-day operations of retail properties, ensuring properties are well-maintained and operationally efficient.
  • Site Management: Ensure proper maintenance, repairs, operations, and replacement of common areas and shared systems.
  • Financial Management: Manage property budgets and oversee financial performance, including rent collection and expense control.
  • Vendor and Contractor Coordination: Manage relationships with vendors and contractors, preparing bid packages and overseeing capital projects.
  • Compliance and Safety: Ensure all properties comply with local regulations, safety standards, and company policies.
  • Capital Improvements: Identify, scope, and plan capital improvements that enhance property value.
  • Reporting: Provide regular reports on property performance, occupancy levels, and operational or financial issues to senior management.

Qualifications:

  • Minimum 7 years of property management experience, with a focus on retail real estate.
  • Strong knowledge of retail leasing, lease agreements, and tenant management.
  • Proven experience managing multiple sites, capital projects, and multi-tenant properties.
  • Excellent financial acumen, including budgeting, rent collection, and financial reporting.
  • Strong vendor management and negotiation skills.
  • Ability to manage multiple properties and projects simultaneously.
  • Excellent communication and interpersonal skills, with the ability to maintain positive tenant relations.
  • Experience working with big box retailers is a plus.
  • Ability to climb ladders, walk roofs, and basic knowledge of MEPs, prior asphalt/concrete repair oversight, and ability to read architectural drawings as needed.
