Job Description
The General Maintenance Manager will be responsible for supervising and coordinating employee activities and outside contractors engaged in maintaining and repairing physical structures of buildings and maintaining grounds. Key responsibilities include:
  • Supervise employees and outside contractors in apartment renovations, service requests, structural repairs, and ground maintenance.
  • Obtain bids for work from outside contractors.
  • Assemble, analyze, and submit bids to superiors for action.
  • Order and receive supplies, appliances, and equipment from vendors.
  • Coordinate work performed by outside vendors and inspect completed work for conformance to specifications and standards.
  • Inspect facilities and equipment to determine need and extent of service, equipment required, and type.
  • Study production schedules and estimate worker hour requirements for completion of job assignment.
  • Establish or adjust work procedures to meet production schedules.
  • Suggest changes in working conditions and use of equipment to increase efficiency of work crew.

Requirements
Must have 5 years of related experience in property management as a Maintenance Supervisor. HVAC and pool certification preferred but not required. Prefer Yardi experience. Must have experience in all trades. Excellent written, communication, and computer skills are a must. Past supervisory experience is a must. Current driver's license and auto insurance required. Able to work weekends and overtime as job requires.

Benefits
Salary range is $80,000-$92,000 per year. We offer a competitive compensation package that includes a 401(K) match, rental incentive, renewal compensation, bonuses, and rental discounts depending on location. Regular full-time employees who work between 30-40 hours a week are eligible for medical, dental, vision, other voluntary benefits, and vacation accrual. Sick time accrual is provided in accordance with law.
