Position Overview:

As a dedicated HVAC Maintenance Specialist, you will be crucial in maintaining and servicing heating, ventilation, and air conditioning (HVAC) systems across various residential properties. Your proficiency in HVAC systems will ensure that indoor environments remain comfortable and secure for all residents. In addition to HVAC responsibilities, you will engage in general maintenance activities to uphold the overall functionality and aesthetic of the properties.

Key Responsibilities:
  • Conduct inspections, troubleshooting, and repairs of HVAC systems, including furnaces, air conditioners, heat pumps, and ventilation systems, ensuring optimal functionality and energy efficiency.
  • Perform preventive maintenance on HVAC equipment in accordance with manufacturer guidelines and industry standards, which includes cleaning coils, changing filters, lubricating components, and checking refrigerant levels.
  • Respond to HVAC maintenance requests from property management and residents promptly, prioritizing tasks based on urgency.
  • Utilize diagnostic tools to identify HVAC system issues and determine the necessary repairs or replacements.
  • Install new HVAC systems and components as required, ensuring compliance with relevant building codes.
  • Assist in the installation and upkeep of other building systems, including plumbing and electrical systems.
  • Carry out regular property inspections to proactively identify maintenance needs.
  • Maintain detailed records of HVAC maintenance activities, including work orders and inspections, using designated management software.
  • Communicate effectively with property managers, residents, and colleagues to ensure timely resolution of HVAC-related issues.
  • Follow safety protocols and regulations during maintenance activities, utilizing appropriate personal protective equipment (PPE) as necessary.
Qualifications:
  • High school diploma or equivalent; completion of an HVAC certification program or apprenticeship is essential.
  • Valid HVAC technician certification from an accredited organization.
  • Demonstrated experience in HVAC maintenance and repair, with a solid understanding of HVAC systems.
  • Skilled in using diagnostic tools to troubleshoot HVAC system issues.
  • Ability to read and interpret technical manuals and schematics related to HVAC systems.
  • Strong problem-solving abilities and the capacity to work independently.
  • Excellent communication skills for professional interaction with property management and residents.
  • Physical stamina to lift heavy objects and work in various conditions.
  • Valid driver's license and reliable transportation.
  • Flexibility to work varying hours, including evenings and weekends as needed.
