Position Overview

The Acquisitions Analyst plays a crucial role in supporting the Acquisition-Rehab team in the company's efforts to acquire, rehabilitate, and preserve affordable housing properties using various financing tools, including Low Income Housing Tax Credits and Tax Exempt Bonds. The analyst may also assist in property acquisitions related to the company's equity in private equity investment funds.

Key Responsibilities:

ACQUISITION UNDERWRITING - 20%
  • Identify potential acquisition opportunities through collaboration with brokers, industry contacts, internal teams, and external databases, including direct outreach to current property owners.
  • Collect preliminary data, conduct due diligence, and review property financials and regulatory information to evaluate a property's financial and physical status.
  • Stay informed on state, local, and federal funding opportunities, summarizing key points from Qualified Allocation Plans (QAPs) to assess project eligibility.
  • Engage with capital markets representatives to understand current debt and LIHTC equity financing landscapes, exploring new structures and funding sources.
  • Underwrite potential transactions to evaluate financial feasibility based on income and expense projections, available financing, renovation scope, and compliance with regulations.
  • Present summaries of acquisition opportunities, underwriting assessments, and proposed bids to team leadership and management committee for discussion.
  • Draft and submit Letters of Intent for potential acquisitions.
DUE DILIGENCE & PROJECT SCOPING - 20%
  • Collaborate with transaction counsel, HUD counsel, and local counsel to secure regulatory approvals and negotiate purchase agreements.
  • Engage with property residents, tenant associations, and local stakeholders to gather feedback on renovation plans and build community trust.
  • Order third-party reports, including physical needs assessments, environmental evaluations, surveys, appraisals, and market studies.
  • Coordinate with construction management to identify and hire necessary specialists for project design and scope.
  • Guide construction management on budget allowances and project objectives, refining scope and budget in collaboration with asset management.
  • Work with various teams to finalize project designs and submit for necessary approvals and permits.
DEAL STRUCTURING & FINANCING - 20%
  • Discuss project feasibility and funding structures with financing partners to understand current market conditions.
  • Determine preliminary financing and legal structures in consultation with senior management and transaction counsel.
  • Prepare financial models and formal RFPs, distributing them to multiple financing partners to obtain term sheets.
  • Compare and evaluate debt and equity bids, assisting in negotiations to finalize terms.
  • Present final financing proposals to the Investment Committee.
  • Engage transaction counsel to negotiate all necessary financing documents.
  • Collaborate with senior management to identify and negotiate terms with joint venture partners.
  • Prepare applications and submissions to relevant agencies outlining proposed transactions and financing structures.
  • Coordinate requests for additional funding or resources as needed.
TRANSACTION CLOSINGS - 20%
  • Lead internal and external teams to ensure successful financial closings, including property acquisition and construction commencement.
  • Address issues collaboratively with senior management and peers, utilizing institutional knowledge to troubleshoot challenges.
  • Coordinate across teams to finalize all partnership, legal, regulatory, and financing documents.
  • Ensure timely preparation of closing documents and manage relationships with lenders, investors, and agencies.
PROJECT MANAGEMENT & CLOSE-OUT - 20%
  • Act as project owner throughout construction and stabilization phases, ensuring compliance with all documentation requirements.
  • Oversee relationships with construction management, asset management, and property management teams.
  • Ensure timely preparation of financial statements and budget reports.
  • Monitor property performance and assist in identifying value creation opportunities.
  • Support the management of deal flow and reporting by gathering and inputting project-specific information.

Requirements
  • Advanced financial modeling and data analysis skills, particularly in Excel.
  • Familiarity with building components and schematic drawings to engage with design teams.
  • Strong logical reasoning and negotiation skills for legal and regulatory documents.
  • Project management experience, preferably with MS Project or similar tools.
  • Exceptional written and verbal communication skills.
  • Ability to synthesize and relay information effectively across various audiences.
  • Prior transactional experience is preferred but not mandatory.
  • Bachelor's Degree in a relevant field is required; advanced degrees are preferred.
  • 1-2 years of experience in financial modeling and underwriting is required.
  • Real estate experience is preferred, particularly in affordable housing contexts.
  • Willingness to travel as needed.
