Job Description

SSH Real Estate, Inc. is seeking a highly skilled Property Manager to oversee a portfolio of mixed-use properties in Center City Philadelphia. The ideal candidate will have a strong background in commercial real estate, excellent communication skills, and the ability to work independently and as part of a team.

Key Responsibilities
  • Conduct regular property inspections to ensure compliance with leases and proper upkeep of the property.
  • Oversee the management of assigned properties, including security, risk management, janitorial, maintenance, engineering, and tenant fit-out.
  • Respond to tenant requests and coordinate with maintenance, engineering, and management to ensure positive relationships with tenants.
  • Develop and manage expense and capital budgets, with an understanding of owner's objectives for operating the property.
  • Process all invoices and review accounting aspects, including general ledger accounts, accounts payable, accounts receivable, and budget variances.
  • Maintain certificates of insurance for tenants and vendors, and ensure compliance with contract requirements.
  • Represent and communicate clearly and accurately with tenants, vendors, management, and ownership.
  • Administer lease terms, analyze lease clauses, prepare vacancy reports, enforce tenant compliance, and perform landlord obligations.
  • Bid work for all expenditures and prepare service contracts.
  • Maintain budget versus actual expenditures for all tenant fit-outs.
  • Understand the status of receivables and assist with tenant rent collection issues.
Requirements
  • College degree preferred.
  • At least 5+ years of recent property management experience, with a proven track record in office property management, tenant build-outs, contract negotiations, vendor relations, capital improvements, site inspections, and safety programs.
  • Experience with high-rise office properties is preferred.
  • Strong organizational and management skills, with the ability to set priorities, manage multiple tasks simultaneously, and carry out detailed projects.
  • Excellent verbal and written communication skills, with the ability to work independently and as part of a team.
  • Proficiency with Microsoft Office products, including Word and Excel.
  • Strong organizational skills with attention to detail, and the ability to plan, multi-task, and prioritize work activities.
