Job Overview

Position Title: Porter
Position Type: Full-time / Hourly
Location: On-Site

The primary duty of the Porter is to ensure the upkeep and excellent condition of both the interior and exterior of the properties within the student housing community, while also providing assistance to the maintenance team.

KEY RESPONSIBILITIES:

  • Maintain the aesthetic appeal of the grounds, amenities, building exteriors, leasing office, parking areas, and other community facilities.
  • Conduct daily removal of waste from office spaces and the perimeter of the apartment community.
  • Support the preparation of market-ready units by clearing trash from vacant apartments prior to make-ready processes.
  • Perform cleaning tasks such as vacuuming, mopping, and/or shampooing floors in resident rooms and communal areas; restocking bathrooms; and emptying trash in designated locations.
  • Assist the Maintenance Supervisor/Property Manager with assigned maintenance tasks in a timely manner.
  • Help the maintenance team with work orders, moving furniture, and unloading and organizing supplies.
  • Provide courteous and efficient responses to requests from residents and management, reporting any unusual or extraordinary situations regarding the property or residents.
  • Assist in cleaning available apartments and model units.
  • Participate in groundskeeping, pool maintenance, and pressure washing activities.
  • Support the maintenance team with snow removal tasks when applicable.
  • Assist in troubleshooting and repairing mechanical, carpentry, and electrical issues.
  • Report maintenance concerns for repairs on available apartments, models, clubhouse, and common areas to the Maintenance Supervisor.
  • Perform other duties as assigned.

ESSENTIAL SKILLS:

QUALIFICATIONS:

  • High school diploma or equivalent preferred.
  • 2+ years of experience in a similar role preferred.

  • Noise level in the work environment is usually moderate.
  • Must occasionally lift and/or move more than 50 pounds.
