Position Title: Porter

Location: On-Site
The primary role of the Porter is to ensure the upkeep and excellent condition of both the interior and exterior of the properties managed by Campus Advantage. This position plays a vital role in supporting the maintenance team to create a welcoming environment for residents.
KEY RESPONSIBILITIES:
- Maintain the aesthetic appeal of the grounds, amenities, building exteriors, and leasing office.
- Conduct daily removal of waste from office areas and the surrounding property.
- Assist in preparing units for new residents by clearing out trash from vacant apartments.
- Perform cleaning tasks such as vacuuming, mopping, and shampooing floors in both resident rooms and communal areas.
- Support the Maintenance Supervisor and Property Manager by promptly completing assigned maintenance tasks.
- Help the maintenance team with work orders, moving furniture, and managing supplies.
- Respond courteously and efficiently to requests from residents and management, reporting any unusual occurrences.
- Participate in cleaning available apartments and model units.
- Assist with landscaping, pool upkeep, and pressure washing duties.
- Support snow removal efforts as needed.
- Help troubleshoot and repair mechanical, carpentry, and electrical issues.
- Report maintenance concerns regarding apartments, models, and common areas to the Maintenance Supervisor.
- Perform other duties as assigned.
ESSENTIAL SKILLS:
- Understanding of general labor, housekeeping, and cleaning tasks.
- Familiarity with health and safety regulations.
- Attention to detail.
- Strong problem-solving abilities.
- Dependable, self-motivated, and courteous demeanor.
QUALIFICATIONS:
- High school diploma or equivalent preferred.
- Minimum of 2 years' experience in a similar position preferred.

- Regularly required to communicate effectively.
- Occasional exposure to moving mechanical parts and outside weather conditions.
- Must be able to lift and/or move more than 50 pounds.
