Job Summary:

The Real Estate Acquisitions Specialist will be responsible for identifying and pursuing new properties for Diamond Equity, a national real estate investment company. The ideal candidate will have a strong background in sales, real estate, or a related field, with a proven track record of success in acquiring and selling properties.

Key Responsibilities:
  • Monitor the sales process and document follow-up by tracking all interaction details in the CRM system.
  • Research investment and partnership models, real estate market and geographical trends, and prepare letters of intent, contracts, and other business administration paperwork as needed for the sale.
  • Assess comparables, property value, and condition through research, outreach, data, site walks, and market trends.
  • Facilitate the contract process by building rapport and overcoming objections with clients.
  • Act as an intermediary between sellers and buyers to ensure a smooth close.
  • Liaise between buyers and sellers to ensure a satisfactory transaction.
  • Respond to all leads in a timely manner to drive business forward.
  • Manage leads and follow up through daily CRM used to update and stay on task until deals are closed.
  • Gain trust with prospects to overcome objections and facilitate a signed contract.
  • Assess comparables, property value, and condition through research, outreach, data, site walks, and market trends.
  • Present the offer to the seller.
  • Negotiate the offer through acceptance & signing of AOS.
  • Manage the contract cycle with the seller through closing.
  • Manage any post-closing activity, such as scheduling locksmith, cleanout crew, etc.
  • Obtain a testimonial video from each happy seller after providing The Fast & Convenient Sale - when we buy their property.
  • Perform analysis on property value using comps, data, site walks, market trends, and research.
Requirements:
  • 4-year college degree in Sales, Business, Real Estate or related experience highly desired.
  • Must be driven and passionate about real estate asset selling and goal-oriented.
  • Top-notch written and verbal communication skills and superior phone etiquette required.
  • Over 1 year of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales experience is preferred.
  • Reliable Transportation is Required.
  • Must be well-versed in Sales, in particular using telephones & other technology to make a high-ticket sale without being in-person.
  • Passion to make deals at any time throughout the week. This is a lifestyle position with flexibility in schedule, but often with evening & weekend call blocks required to succeed.
  • Exceptional communication skills, both oral and written, with extremely strong phone skills; ability to set and close appointments over the phone.
