Job Summary

The Real Estate Director will oversee the site acquisition process for Primrose School Franchising Company, identifying and securing suitable locations for new franchisees within assigned territories. This role requires a strong understanding of commercial real estate, negotiation skills, and the ability to build relationships with franchise owners and real estate brokers.

Key Responsibilities
  • Develop and maintain relationships with franchise owners to understand their site acquisition needs and preferences.
  • Identify and evaluate potential sites for new franchise locations, considering factors such as demographics, accessibility, and market demand.
  • Negotiate purchase and lease agreements with property owners and brokers, ensuring favorable terms for Primrose School Franchising Company.
  • Collaborate with the Development Project Manager to review site opportunities and ensure alignment with company goals and objectives.
  • Prepare and present site approval packages to franchise owners, including concept site and floor plans.
  • Coordinate the preparation and negotiation of purchase agreements with outside legal counsel.
  • Develop and maintain maps for new target areas, recommending boundaries for newly created Designated Areas.
  • Ensure all necessary information and documents are provided to and received from franchise owners.
Requirements
  • Four-year college degree preferred.
  • At least 7 years of commercial real estate experience on the tenant/user side.
  • Experience in locating real estate development and lease opportunities.
  • Prior experience in growing retail/service retail brands in the designated region.
  • Understanding of the entitlement process.
  • Experience and knowledge in working with small pad and raw development sites.
  • Extensive purchase and lease agreement negotiation experience.
  • Demonstrated experience in working on multi-disciplined teams.
  • Proficiency in market analysis software.
  • Experience in multi-unit market expansion planning preferred.
  • Experience working within a franchise environment is preferred.
