Job Overview

We are seeking a skilled Maintenance Technician to provide maintenance support to our portfolio of Apartment Communities. The ideal candidate is proficient in all areas of property maintenance, including cleaning, painting, and general repairs. Our Maintenance Technician must also have excellent time management, customer service, and communication skills.

Responsibilities

  • Assist in implementing various policies, standards, procedures, and programs related to the overall maintenance and upkeep of the properties.
  • Initiate, perform, and manage maintenance projects, including cleaning.
  • Ensure that maintenance and custodial issues are addressed in a timely fashion.
  • Perform walk-through inspections to identify and address immediate maintenance and custodial issues.
  • Perform unit turns, including servicing appliances, plumbing, and electrical, replacing old or faulty parts, re-keying locks, replacing burnt-out light bulbs, and interior painting.
  • Coordinate with the maintenance supervisor to order and take inventory of maintenance supplies within the properties' budgets and at the most effective cost.
  • Obtain, review, and negotiate competitive bids for outside contract services.
  • Maintain an inventory of supplies to ensure prompt repair and replacement of various items.
  • Ensure that all common area facilities and related equipment are maintained in accordance with all warrantees and manufacturers' specifications.
  • Address and follow up on all residents' work order requests in a timely and professional manner.
  • Enter completed work order information into YARDI daily.
  • Consistently maintain a professional, courteous attitude when dealing with residents and coworkers.
  • Ensure that the property is compliant with OSHA standards.

Qualifications

  • Minimum of 1 year residential/multifamily property maintenance experience is required.
  • Excellent time management, problem-solving, and interpersonal skills are essential.
  • Must be a self-starter, able to multitask, and achieve high-quality results under tight deadlines and changing work priorities.
  • Must be willing to travel throughout the portfolio.
  • Must have reliable transportation, a valid driver's license, and vehicle liability insurance.
  • Must have a working knowledge of Microsoft Office Suite (Outlook, Excel, Word, etc.).
  • High school diploma or equivalent is required.
  • Must be physically capable of completing all aspects of the job.
  • Must be able to pass criminal and drug screenings.
  • Must be a reliable, motivated, professional, and organized individual.
