Job Summary

We are seeking a highly skilled Maintenance Supervisor to join our team at Quantum Residential. As a key member of our maintenance team, you will be responsible for ensuring the physical condition and appearance of our properties are maintained to the highest standards.

Key Responsibilities
  • Diagnose and perform major, minor, and routine maintenance and repairs in a timely and professional manner.
  • Assure all service requests are completed on a daily basis and accurately document work performed.
  • Promote good public relations with residents, co-workers, and company staff through excellent communication and interpersonal skills.
  • Inspect vacated apartments and complete make-ready checklists to ensure apartments are restored to company standards.
  • Complete special projects as assigned and prioritized by the On-site Manager.
  • Inspect exterior of the property and perform building and common area upkeep on a daily basis.
  • Assist with tenant improvements as required and maintain an average of 50% of make-readies are market-ready on a monthly basis.
  • Complete or oversee the completion of preventative maintenance and maintain accurate records.
  • Order parts and supplies and maintain inventory, utilizing inventory system.
  • Obtain bids and negotiate prices with vendors and contractors as necessary.
  • Perform effective emergency maintenance as required and coordinate maintenance objectives with the On-site Manager daily.
Requirements
  • High school diploma or general education degree (GED) required.
  • Two years related experience in property management or training preferred.
  • Valid driver's license and valid liability insurance required.
  • Ability to lift and/or move up to 25 pounds and, on rare occasions, move more than 50 pounds.
  • Ability to work in a fast-paced environment and prioritize tasks effectively.
Working Environment

The work environment is moderate, with occasional exposure to outside weather conditions, moving mechanical parts, and risk of electrical shock.
