Your Responsibilities:

In this role, you will have the opportunity to make significant contributions and add value to various organizational initiatives. Your placement within PGIM Real Estate will focus on one of the following areas:

PGIM Real Estate Equity Division

  • Acquisitions (Transactions) - As part of a dedicated team, you will engage in sourcing, underwriting, financial modeling, and due diligence for new acquisitions across PGIM Real Estate's portfolios. Responsibilities include developing cash flow models, Investment Committee presentations, sensitivity analyses, and comparable property assessments.
  • Asset Management - Work collaboratively with partners, consultants, property managers, and leasing brokers to oversee a portfolio of operating assets and development projects. Enhance asset performance through strategic leasing, operational, financing, and disposition initiatives.
PGIM Real Estate Debt Division
  • Originations - Support investment professionals in the evaluation and acquisition of loans. This includes cash flow modeling, property valuation, market research, and credit analysis, while managing the due diligence and closing processes.
  • Underwriting - Assess potential loans to ensure compliance with established standards. Responsibilities include conducting due diligence, analyzing investment strategies, and preparing detailed investment packages for credit approval.
  • Portfolio or Deal Management - Assist credit officers in achieving mortgage production goals and serve as a resource for origination teams throughout the deal lifecycle.
Key Responsibilities Include:
  • Conducting financial modeling to assess new investment opportunities.
  • Performing underwriting and analysis to inform asset management decisions.
  • Developing strategies for projects, renovations, and capital initiatives.
  • Collaborating with external stakeholders, including brokers and legal counsel.
  • Providing analytical support across various assignments, including market research and property valuations.
Required Qualifications:
  • Enrollment in an accredited bachelor's program or 5th year master's program, graduating between December 2024 and May 2025.
  • Minimum GPA of 3.0.
  • Must possess US employment authorization; visa sponsorship is not available for this position.
Preferred Qualifications:
  • Majors in Finance, Economics, or Real Estate are preferred.
  • Strong quantitative and analytical skills.
  • Familiarity with real estate and finance terminology is advantageous.
  • Excellent organizational skills with the ability to manage multiple projects effectively.
