Key Responsibilities
- Prepare apartments for new residents with minimal supervision, including tasks such as painting, carpet cleaning, and general repairs.
- Conduct preventative maintenance tasks using the TELS Program.
- Perform daily inspections of the community, ensuring grounds and common areas are well-maintained and free of debris.
- Carry out various maintenance tasks, including electrical work, pool upkeep, carpentry, HVAC repairs, plumbing, and appliance servicing.
- Oversee the maintenance of all mechanical systems within the community, including water heaters and HVAC units.
- Assist in monitoring and managing capital improvement projects, adhering to company maintenance policies.
- Organize maintenance storage areas and ensure proper care of tools and equipment.
- Complete required training and education for maintenance personnel.
- Perform additional duties as assigned.
Qualifications
- High School diploma or equivalent is required.
- A minimum of 2 years of hands-on maintenance experience in plumbing, electrical work, carpentry, HVAC, or related fields is necessary.
- Ability to coordinate emergency repairs and manage subcontractors as needed.
- Strong communication and interpersonal skills are essential.
- Experience in the safe use of construction and maintenance tools is required.
- A valid driver's license and a clean driving record are mandatory.
- EPA certification in Freon recovery and handling is preferred or must be obtained within 6 months.
- Physical ability to lift up to 50 pounds as needed.
