Roundhouse Communities LLC, a prominent and expanding developer and manager of diverse real estate ventures, is on the lookout for a proactive individual to assume the role of Facilities Maintenance Manager.

The Facilities Maintenance Manager is tasked with supervising the upkeep and repair of properties. This role includes leading a team of maintenance technicians, groundskeepers, or housekeepers, ensuring that all maintenance tasks are executed safely, efficiently, and in line with established protocols.

Key responsibilities include overseeing maintenance personnel, assigning work orders, providing guidance and training as needed, and developing and managing the daily make-ready schedule, which may involve coordinating with external vendors.

Additionally, the manager will oversee complex repairs conducted by maintenance staff while also assisting with routine maintenance as required. Regular property inspections will be conducted to identify maintenance needs, safety concerns, and compliance issues.

Responsibilities also include maintaining precise records of maintenance activities, including work orders, preventative maintenance schedules, invoices, and employee training documentation.

Conducting inspections of units marked 'ready for move-in' prior to occupancy is essential, as is overseeing significant capital projects and renovation timelines to ensure objectives are met.

It is crucial to ensure that all community management software is utilized effectively in accordance with Roundhouse policies and guidelines.

Inventory management of maintenance supplies will be monitored based on property requirements while adhering to budget constraints.

Vendor management and coordination with external contractors and service providers will also be part of the role.

Regular communication with the Community Manager regarding the overall maintenance status and staff performance is expected.

Participation in after-hours emergency on-call rotations and snow removal duties is required as scheduled.

Strong judgment is necessary when assessing work quality, with a focus on constructive and goal-oriented communication.

Adherence to all safety protocols as outlined in the Employee Handbook, Standard Operating Procedures, and safety labels on equipment is mandatory.

Qualifications include three years of experience as a maintenance technician, excellent time management skills, basic computer proficiency (including Microsoft Office and property management software), and a solid understanding of plumbing, electrical, HVAC, CPO, and carpentry systems.

Ability to work outdoors in various weather conditions is essential.
