The Role: The Facilities Operations Manager will collaborate closely with the Community Manager and Assistant Manager to enhance the property's net operating income by ensuring the safe and efficient maintenance of both the interior and exterior of the property, adhering to Roscoe standards while remaining within the approved budget.

Compensation: The expected pay range for this position is $30 per hour, in addition to monthly bonuses and a robust benefits package.

Key Responsibilities:

  • Supervise and guarantee the effective maintenance of the property and its grounds, leading maintenance personnel and fostering a skilled team of Maintenance Technicians.
  • Manage the property's operational budget and obtain competitive quotes for supplies and services.
  • Process purchase orders and invoices to maintain cost control.
  • Review and prioritize work orders to ensure timely completion and resident satisfaction, efficiently managing the work order process and maintaining accurate records in the property management software.
  • Oversee the maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety regulations and supervising construction projects.
  • Troubleshoot and repair various systems, including HVAC, electrical, and plumbing, to uphold the property's functionality.
  • Regularly communicate with the property manager, respond to maintenance emergencies, and follow up with residents to ensure their satisfaction.
  • Implement preventative maintenance strategies, be available for after-hours emergencies, and ensure adherence to OSHA regulations and safety standards.
  • Actively mentor and train maintenance team members to enhance their skills and knowledge.

Qualifications:

  • Two years of experience in multifamily maintenance or a combination of education and experience will be considered.
  • High school diploma or GED preferred.
  • A minimum of one year of supervisory experience preferred.
  • EPA certification required.
  • CPO certification preferred.
  • Proficiency in Microsoft Office Suite and Project Management.
  • Valid driver's license required.

Physical Requirements:

  • Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
  • May require pushing or pulling items and reaching overhead.
  • May involve bending, stooping, or kneeling.
  • May require dexterity of hands and fingers and the ability to grasp tools.
  • Must be able to see for inspections, read blueprints and schematics, and view computer screens.
  • Must be able to hear and understand verbal communications in person and over the phone or computer.
  • Must be able to detect sounds indicating potential issues, such as machinery noises or alarms.
  • Occasionally required to lift or carry items weighing up to 50 pounds.
  • Must be able to operate various maintenance tools, including power tools, ladders, and lifts.
  • Must be able to operate a computer, keyboard, mouse, and other office equipment.

Work Environment:

This position is based on-site and requires spending time outdoors, with exposure to various weather conditions. It may involve working in confined spaces, at heights, and in potentially hazardous areas.
