Position Overview:
  • Compensation: $20 - $25 per hour (dependent on experience)
  • Work Schedule: Wednesday – Sunday (9:00 AM - 6:00 PM)
  • Apartment Unit: This role does not include a complimentary apartment unit.
  • Classification: Non-Exempt
Role Summary

Under the guidance of the Community Manager and/or Leasing Manager, the Property Leasing Consultant is tasked with supporting the operational functions of the apartment community, aligning with company goals and budgetary constraints. The primary focus is to enhance the net operating income of the community, uphold the physical property, and foster a high-quality living experience for residents.

Key Responsibilities

  • Collaborate with the Community Manager to establish community objectives aimed at optimizing asset performance and achieving set goals.
  • Address resident concerns and work alongside the Community Manager to implement effective solutions.
  • Maintain a closing ratio of 33% in accordance with company policy.
  • Support initiatives that promote resident retention.
  • Assist in the preparation of lease documentation, ensuring compliance with lease files, and accurately completing applications and verifications.
  • Conduct regular inspections of the community to assess conditions, including the leasing office, common areas, and grounds, reporting any potential liabilities immediately.
  • Ensure adherence to all Fair Housing regulations and local laws, demonstrating consistent and fair administration of all policies.
  • Guarantee compliance with all applicable federal Fair Housing Laws.
Additional Duties
  • Ensure timely and accurate completion of resident files.
  • Assist with leasing activities and reporting as needed.
  • Foster a positive, growth-oriented environment for team members.
  • Enhance the resident experience, particularly during initial and final interactions.
  • Support the Community Manager in reinforcing company objectives and encourage participation in training programs.
  • Perform other duties as assigned.
Knowledge, Skills, and Abilities
  • Ability to apply policies and procedures to resolve everyday challenges.
  • Understanding of Fair Housing and Tenant-Landlord laws.
  • Ability to engage with individuals from diverse backgrounds and remain sensitive to the needs of various populations.
  • Strong verbal and written communication skills for effective interaction with residents and team members.
  • Professional demeanor with excellent customer service skills.
  • Familiarity with basic office practices and the ability to prioritize tasks effectively.
  • Proficient in computer systems and applications, with a high level of proficiency in Microsoft Office Programs.
Minimum Qualifications
  • Some college coursework or a Bachelor's degree is highly preferred.
  • Experience in customer service and administrative roles.
  • Prior sales experience is preferred.
  • Strong verbal and written communication skills.
Technical Skills

Preferred knowledge of property management software, Microsoft Word, Excel, Outlook, and general internet usage. Intermediate typing skills are required, along with the ability to operate standard office equipment.

Other Requirements:

A valid driver's license is required, and the employee must maintain insurance and a driving record that complies with company policies.

Physical Requirements

This role requires mobility and the ability to navigate various locations, including walking up and down stairs. Some bending and stretching may be necessary, along with the ability to lift up to 10 pounds. Normal hearing and eyesight are required for effective communication and report preparation.

Working Environment

The position is based in a standard office environment, with the need to access all areas of the community and amenities. There may be occasional exposure to outdoor elements.
