Job Overview Under the general supervision of the Neighborhood Manager, the Maintenance Technician will be tasked with executing routine and general upkeep on the facilities, structures, and equipment within the assigned Redwood Apartment Community.

In this role, you will be expected to represent the Redwood brand positively, advocate for our values, and ensure an exceptional resident experience.

All Redwood personnel are required to conduct all organizational activities in alignment with Redwood company policies. Key Responsibilities:
  • Repairing and maintaining facilities, structures, grounds, and equipment at the designated Redwood community.
  • Executing light plumbing, electrical, carpentry, masonry, glazing, painting, and drywall tasks.
  • Conducting minor plumbing repairs, including clearing clogs, addressing toilet issues, and performing minor water line repairs, as well as servicing or replacing water heaters.
  • Maintaining kitchen appliances, washers, dryers, and addressing garage issues as needed.
  • Preparing vacated apartment units for re-leasing efficiently and professionally.
  • Coordinating with vendors regarding repair issues, installation requirements, and grounds maintenance.
  • Clearing driveways and pathways during winter conditions as instructed.
  • Addressing resident inquiries and concerns promptly and professionally to ensure optimal resident satisfaction.
  • Repairing windows, flooring, roadworks, plaster, drywall, or other structural components.
  • Diagnosing mechanical issues and determining effective solutions.
  • Performing routine preventative maintenance to uphold the Redwood brand and ensure resident satisfaction through the efficient operation of systems and machinery.
  • Utilizing standard hand and power tools, including hammers, saws, drills, and wrenches, along with precision measuring instruments and electrical/electronic testing devices.
  • Adhering to all safety protocols consistently.
  • Meeting with the Neighborhood Manager to discuss service requests.
  • Prioritizing daily tasks and ordering necessary parts/supplies.
  • Providing emergency maintenance support for residents as required.
  • Completing service requests in a timely manner.
  • Performing general cleaning of facilities within the community.
  • Participating in staff meetings and engaging with vendors as needed.
  • Maintaining a weather log to document snow and ice removal efforts and keeping records of maintenance performed in all units and common areas.
  • Monitoring vendor work for satisfactory completion regularly.
  • Maintaining a record of reliable attendance and punctuality.
  • Executing all other related duties as assigned.

Required Skills: As a Maintenance Technician, you will be expected to demonstrate the following skills:

Strong communication skills and general business understanding. The ability to interact and communicate with employees at all organizational levels. Proven ability to plan, organize, and implement multiple tasks/projects concurrently.

Qualifications, Education & Certifications: High school diploma or GED required. General computer proficiency. 2-3 years of general maintenance experience preferred. Good vision and hearing, the ability to lift 50 pounds, bend, stoop, sit for 1-2 hours at a time, and walk up stairs. Ability to operate a smartphone. HVAC certification preferred, but not required. Valid Driver's License required. Working Conditions: This position operates in a professional maintenance environment.

In this role, the employee will routinely utilize standard maintenance equipment such as hammers, saws, drills, and wrenches, precision measuring instruments, and electrical/electronic testing devices.

The employee is frequently required to sit, stand, bend, and walk, with the ability to lift 50 pounds as necessary, and will work both indoors and outdoors.
