Job Overview

POSITION SUMMARY:

The Client Support Advocate is responsible for assisting Residential Lenders and their clientele throughout the mortgage process, from initial submission to final approval. This role involves the collection and assessment of documentation from borrowers and third parties to ensure compliance with product and program standards. The Client Support Advocate maintains proactive communication through various channels, including phone, text, and email, ensuring the needs of all parties are met. Building trust and confidence through transparency and integrity is essential.

KEY RESPONSIBILITIES:

Processing Duties

  • Conducts administrative tasks, including preparing, reviewing, and following up on residential loan applications.
  • Ensures applications are complete and accurate.
  • Monitors the process and follows up on required documentation from borrowers.
  • Requests and evaluates information from third parties such as credit agencies and real estate agents.
  • Possesses in-depth knowledge of FNMA and Freddie Mac guidelines, with additional familiarity with FHA and VA guidelines being advantageous.
  • Prepares files for underwriting by verifying that the documentation aligns with AUS findings or meets specific program guidelines.
  • Addresses and resolves any underwriting conditions following the initial loan decision and resubmits files for final approval.
  • Maintains ongoing communication with Residential Loan Officers, applicants, and other stakeholders regarding the status of loan applications, fostering positive customer relations and ensuring efficient processing and closing of real estate transactions.
  • Tracks pending conditions accurately within the Loan Origination System (LOS) to manage the client's loan effectively.
  • Responsible for resolving customer inquiries promptly.
  • Handles detailed instructions under pressure and manages a higher volume of complex issues effectively.
  • Performs additional duties as assigned by the Mortgage Operations Manager.
  • Monitors compliance regulations within the LOS to ensure timely issuance of re-disclosures.

Pre-Closing Duties

  • Upon loan approval, reviews the Loan Approval Authorization to confirm the accuracy of closing requirements for various loan transactions.
  • Updates and verifies loan closing information within the mortgage origination system.
  • Prepares and sends out loan commitment letters to borrowers, detailing loan approval terms and closing requirements, while keeping the Mortgage Loan Officer informed.
  • Coordinates with service providers to obtain necessary inspections and documentation to fulfill loan approval conditions.
  • Examines closing requirements upon receipt to ensure accuracy and compliance with guidelines.
  • Reviews title commitments issued by closing agents to confirm acceptable, clear title and obtains necessary protection letters.
  • Coordinates closing dates with clients and agents to ensure timely closings.
  • Utilizes the LOS to update and monitor the progress of loan closing requirements, ensuring continuity in the closing process.
  • Once all conditions are met and approved, moves the file to Clear to Close status for package preparation.
  • Notifies the closing agent when the file is cleared to close and communicates with the Mortgage Loan Officer.
  • Ensures adherence to all regulatory requirements and operational procedures, addressing any audit deficiencies and customer complaints as necessary.
  • Follows the organization's Code of Conduct diligently.

EDUCATION AND EXPERIENCE:

  • High School diploma or equivalent is required.
  • A 2–4-year college degree is preferred.
  • At least two years of experience in administrative or government loan processing is preferred.
  • A minimum of one year of experience in conventional loan processing is preferred.
  • Exhibits excellent written and verbal communication skills along with strong interpersonal abilities.
  • Able to work independently and demonstrate a high degree of initiative.
  • Proficient in using desktop, laptop, tablet, and smartphone devices, as well as Microsoft Office Suite software.
