Community Manager Job Description

Karya Property Management is seeking a highly skilled Community Manager to oversee the daily operations of our multifamily properties in the Houston area.

This is a full-time position with competitive compensation based on experience.

Key Responsibilities:
  • Manage all aspects of assigned properties, including financial and operational goals, compliance with company policies, and resident satisfaction.
  • Oversee leasing activity, follow up on leads, and approve applications.
  • Actively manage customer satisfaction and improve retention rates by encouraging property staff to follow up on renewals.
  • Review collections daily and make decisions as needed.
  • Monitor property work orders and supervise execution with lead maintenance personnel.
  • Manage the make-ready schedule and supervise progress.
  • Audit rent roll to monitor rent, lease expiration, and MTM tenants.
  • Submit necessary HR paperwork to corporate.
  • Attend emergency calls and assign work to on-call maintenance.
Requirements:
  • High School Diploma or Equivalent required; College Degree preferred.
  • 3+ years' experience as a Community Manager at a Multifamily property.
  • Knowledge of leasing, renewal, collecting rent, and property management and maintenance staff handling.
  • Experience with CAM or CAPS.
  • Experience with Onesite.
  • Excellent verbal and written communication skills.
  • Customer service experience.
  • Ability to communicate effectively with residents and team members.
  • High sense of urgency and ability to meet deadlines.
  • Ability to remain organized, professional, and respectful in challenging situations.
Physical Requirements/Working Conditions:
  • Prolonged periods of sitting, standing, and walking throughout the workday.
  • Push, pull, bend, stoop, squat, kneel, climb stairs, and reach above shoulders.
  • Ability to type efficiently.
  • Ability to lift up to 15 pounds.
  • Ability to work indoors/outdoors or in extreme weather conditions.
  • Ability to work weekends and/or evenings on a rotating schedule.
