Job Summary:

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at Morgan Properties. As a key member of our operations team, you will be responsible for ensuring the physical aspects of our communities meet both company standards and applicable laws.

Key Responsibilities:

  • Interview, hire, and train new team members to ensure a high-performing maintenance team.
  • Develop and lead a team of maintenance technicians through diagnosing problems and providing effective solutions.
  • Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
  • Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair.
  • Establish and prepare a 24-hour on-call schedule for your team, and be personally available at all times in the event of snow and ice or other on-site emergencies.
  • Partner with office staff to provide exceptional service and follow-up to residents on any maintenance issues that may arise.
  • Manage and organize inventory of all maintenance materials.
  • Establish a preventive maintenance schedule, make-ready schedule, and general work order schedule for the team.
  • Regularly inspect community buildings, including vacant units.
  • Plan, assign, and direct the work of the maintenance team.

Requirements:

  • Valid driver's license, good driving record, personal vehicle, and auto insurance.
  • Live within a 30-minute commute of the property.
  • Have an HVAC/EPA/CFC certification.
  • Stellar communication and customer service skills.
  • 1 or more years of managerial experience, preferably at an apartment community.
  • High school diploma or general education degree (GED).
  • Be willing to submit to a background check and drug screen.
