Job Overview

We are seeking a highly skilled Senior Building Maintenance Manager to join our team at CV Library. This is a unique opportunity for an experienced professional to take on a leadership role in maintaining the upkeep and operation of our facilities.

About the Role

The Senior Building Maintenance Manager will be responsible for overseeing the maintenance and repair of multiple buildings, ensuring that all equipment and systems are functioning properly. This includes but is not limited to installation, repair, and maintenance of facility equipment, oversight and upkeep of the physical plant, including grounds, utility services, HVAC, plumbing, electrical systems, electronic equipment, yard, and pavement upkeep.

This role also involves implementing and documenting site safety plans and Able Engineering Services operational standards and guidelines as well as site-specific standards, policies, and procedures relating to the engineering department.

Key Responsibilities
  • Schedule emergency repair activities according to priority and the abilities of assigned personnel.
  • Provide technical advice, encouragement, and instruction to subordinates in areas such as electric theory, mechanical systems, hydraulic systems, and safety procedures.
  • Perform equipment inspections, noting equipment condition, ensuring that proper maintenance is being performed in accordance with AES standards.
  • Maintain and perform repairs to buildings, utilities, grounds, and equipment.
  • Optimize the repair and maintenance of HVAC, electrical, and plumbing equipment and systems.
  • Use best practices to troubleshoot and repair equipment and system problems so that problems are resolved in the most efficient and effective manner.
  • Maintain continuous operations of equipment by troubleshooting and repairing.
Requirements
  • Experience commensurate with the specific facility for the position of Senior Building Maintenance Manager.
  • Highest-level relevant state/local license for Stationary Engineer and/or HVAC, plus universal level refrigerant recovery license.
  • 5+ years' construction management experience.
  • High-rise Fire Safety Director, Haz-Mat Certification, Indoor Air Quality Certification, LEED Certification.
  • BOMA accredited courses desirable.
  • Certification meeting OSHA ACM awareness training requirements as required.
  • Working knowledge of energy conservation required, formal training.
  • Ability to read and interpret blueprints.
  • Computer skills and building automation systems experience required.
  • Ability to work with MS Word, Excel, and Outlook.
  • Knowledge of occupational hazards and safety precautions.
  • Strong employee relation skills, coaching skills, and training skills.
  • Skilled in following safety practices and recognizing hazards.
  • Skilled in using standard powered and non-powered tools.
  • Ability to communicate effectively, both orally and in writing.
  • Ability to prioritize and manage multi-functional tasks.
  • Ability to work effectively under pressure and within strict time constraints.
Compensation

$80,220 per year, estimated based on industry standards and location. The pay listed is the salary range for this position. An offer will vary based on the applicant's education, experience, skills, abilities, geographic location, and alignment with market data.
