ROLE SUMMARY:

The LEASING CONSULTANT serves as the sales representative for the property, primarily responsible for welcoming prospective tenants, effectively showcasing the features and advantages of the assigned property, and successfully securing lease agreements from qualified individuals.

A LEASING CONSULTANT is highly service-oriented, aiming to ensure that current residents feel valued and comfortable within their community.

THE LEASING CONSULTANT will reach out to a supervisor if any situation arises that requires action or decision-making beyond their designated responsibilities.


KEY RESPONSIBILITIES
  • Conduct all operations in compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all other relevant laws governing apartments.
  • Acquire comprehensive knowledge of Fair Housing Compliance laws or participate in Fair Housing Training within the initial 90 days of employment.
  • Understand lease contracts, applications, and related addenda thoroughly.
  • Familiarize oneself with SunRidge policies and procedures as outlined in the Employee Handbook and Operations Manual.
  • Promptly inform the immediate supervisor or AVP of any illegal activities involving vendors, residents, or other employees.

MARKETING AND LEASING
  • Foster a professional yet welcoming atmosphere in the leasing office and other areas where prospective residents and current tenants interact.
  • Keep the work area clean and organized.
  • Regularly inspect model units and available vacancies to ensure cleanliness.
  • Respond to incoming phone calls, addressing each inquiry whether from prospective tenants, upset residents, or service requests, and transfer calls to the Assistant Manager or Manager as necessary.
  • Welcome prospective residents, assess their needs and preferences, and present the community and specific apartments, highlighting features and benefits.

ADDITIONAL DUTIES:
  • Stay informed about local market conditions and trends, contributing ideas to the Manager for marketing strategies and enhancing resident satisfaction.
  • Engage in outreach marketing activities.

ADMINISTRATIVE TASKS:
  • Accurately complete all lease applications, verify application details, and inform prospective residents of the outcomes.
  • Prepare all lease documentation, including related addenda, in accordance with SunRidge policies.
  • Receive rent and deposits—excluding cash or incomplete money orders—and provide receipts upon request using only approved SunRidge receipt books.
  • Complete Guest Information forms for all prospects, send thank-you notes, and conduct follow-ups.
  • Record phone and walk-in traffic from Welcome Cards into the system daily.
  • Inspect the property while on-site, pick up litter, and report any maintenance needs to the Manager, including cluttered patios, inoperable vehicles, broken windows, and water leaks.
  • Inventory office supplies weekly and report needs to the manager.
  • Organize and file necessary reports, leases, and paperwork daily.
  • Attend company meetings as requested.
  • Document all resident communications (both verbal and written) in the lease file conversation log.
  • Assist the Manager and Assistant Manager in preparing daily and weekly reports, market surveys, etc.
  • Accompany external vendors on service request calls for occupied apartments when necessary.

TRAINING REQUIREMENTS:
  • Complete all required Grace Hill courses by the specified deadlines; commissions and bonuses will not be awarded to anyone with overdue courses.

GENERAL DUTIES:
  • Perform any additional tasks assigned by the Manager or Property Supervisor.

QUALIFICATIONS:

Candidates must demonstrate strong leasing and closing skills, maintain organization, and possess basic computer proficiency.


WORK HOURS:

Employees will be required to work a flexible schedule, often including weekends and holidays. Weekly hours may range from 20 to 40, depending on full-time or part-time status. Overtime must be approved by the supervisor prior to exceeding 40 hours for full-time or 25 hours for part-time employees.


PHYSICAL REQUIREMENTS:
  • Ability to alternate between standing, walking, and sitting based on daily needs, estimating 70% of time spent on feet and 30% seated.

  • Bend/Stoop/Squat: Pick up litter, filing
  • Climb Stairs: Show and inspect property
  • Push or Pull: Inspect and show property, open and close doors
  • Reach Above Shoulder: Inspect property, store/retrieve supplies

Consistent need (66% to 100% of the time) for standing and walking activities related to property inspections and travel between properties.

Regular need (66% to 100% of the time) for:

  • Writing/Typing/Data Entry: Corporate/inter-office/resident communication
  • Grasping/Turning: Telephone/doorknob use
  • Finger Dexterity: Typing, operation of office equipment

VISION REQUIREMENTS:
  • Constant need (66% to 100% of the time) to complete forms, review reports, respond to various correspondence, and view computer screens, with frequent need to see small details.
  • Regular need (66% to 100% of the time) to see clearly beyond arm's reach, such as during property inspections and showings.

HEARING REQUIREMENTS:
  • Consistent need (66% to 100% of the time) to communicate via telephone and in person with prospects, residents, vendors, and corporate staff.

SPEAKING REQUIREMENTS:
  • Regular need (66% to 100% of the time) to communicate via telephone and in person with prospects, residents, vendors, and corporate staff.

DRIVING/TRAVELING REQUIREMENTS:
  • Frequent need (66% to 100% of the time) to use personal transportation for neighborhood inspections, bank trips, corporate office visits, outreach marketing, and property-related errands.

ADDITIONAL REQUIREMENTS:
  • Must possess and maintain a valid driver's license and automobile insurance.
  • Must have reliable, street-legal transportation.

WORKING ENVIRONMENT:
  • Primarily indoors, with frequent outdoor exposure in various weather conditions.
  • Occasional exposure (1% to 33% of the time) to paint fumes, solvents, adhesives, etc.

REASONING DEVELOPMENT:
  • Moderate. Must apply logical thinking principles to various practical situations and accurately follow standardized procedures that may occasionally require minor adjustments. Needs to think rationally beyond a specific set of instructions.
