Role Summary

We are currently seeking a skilled Apartment Maintenance Specialist who holds HVAC or EPA certification.

Key Responsibilities

As an HVAC or EPA Certified Apartment Maintenance Specialist, you will be responsible for addressing work orders, executing preventative maintenance, and supporting daily onsite operations under the guidance of the Lead Maintenance Technician and Community Manager.

Your schedule will be full-time, Monday through Friday, from 9:00 AM to 6:00 PM, including a one-hour lunch break.

Certified Maintenance Specialists are expected to participate in the On-Call Rotation.

  • Share the responsibility of responding to On-Call Emergencies with your fellow Maintenance team members.
  • Each On-Call Rotation includes a weekly stipend, paid directly to you regardless of whether you are called to the property.

Your role will involve assisting residents with open work orders by performing minor repairs within apartments and collaborating with the Lead Maintenance Technician on routine maintenance and capital improvement projects.

Essential Duties
  • Demonstrate thoroughness and courtesy; accurately assess the root cause of each work order and strive to resolve it, enhancing our residents' living conditions.
  • Conduct daily property walks; familiarize yourself with the grounds and buildings, and remove any litter or debris encountered.
  • Follow established guidelines and your expertise to prepare vacant apartment units for new residents.
  • Respond promptly to assigned work orders or general maintenance requests, maintaining communication with your Maintenance Supervisor or Property Manager regarding progress or delays.
  • Collaborate with the Maintenance Supervisor on special projects or routine maintenance tasks as needed.

Above all, you will be accountable for adhering to the company's operational and safety policies and procedures, as well as complying with federal, state, and local laws relevant to community operations and Fair Housing.

Qualifications

Required Experience & Skills

  • A commitment to the company's goals and values, along with a dedication to the success of each team member.
  • Strong communication and listening skills, coupled with excellent customer service abilities.
  • General knowledge or direct experience in plumbing, drywall repair, painting, carpentry, appliance repair, pressure cleaning, or minor electrical troubleshooting and repair.
  • Previous experience in a garden-style apartment community, particularly in closing work orders and preparing apartments, is preferred.
  • HVAC Type I and Type II/EPA Universal Certification is mandatory.
  • A valid Driver's License and the ability to respond to after-hours or weekend emergencies.
  • A high school diploma is required; technical school education is preferred but not mandatory.

This position requires the use of onsite golf carts for property tours and inspections. Candidates must provide proof of a valid Driver's License in good standing for consideration.
